While home maintenance may be the last thing on your priority list (hello - there are Christmas movies to watch and Hot Chocolate to pour), let's end the year strong with a few important winter prep items! 💪

-Set-up a gift wrapping station

-Inspect and upgrade attic insulation and ventilation

-Inspect your winter weather supplies - shovels, window scrapers, etc. (Don't forget to add a snow scraper to your car)!

-Prepare for power outages - stock up on water, non-perishables, candles, etc

-If you have a generator, make sure it is in working condition

-Check caulking and weatherstripping on doors and windows

-Have your fireplace and chimney cleaned

-Insulate exposed water pipes under your house

-Disconnect and drain garden hoses

-Refresh the holiday decor in one room of your house (which one are you picking?)

-Don't forget to send out your holiday cards!

Today is OPENING DAY of the 2021 Kuehnert Dairy Fall Festival! Open hours are Friday, September 17th from 6pm-10pm, Saturday, September 18th from 10am-10pm, and Sunday, September 19th from Noon-5pm. General admission is $10 per person and children 2 years old and under are FREE. Admission includes all 30+ attractions on the farm, only additional charge for food, drinks, and pumpkins if you so wish. We are excited to see you!

✨The stars aligned for my buyers and we're officially closed!✨

On the first day I met this sweet couple from Ohio, we talked about the state of the Fort Wayne market. They were aware of the competitive seller's market we're in but one of their biggest asks was to avoid a bidding war. While I knew this might be next to impossible, I didn't completely write it off. There are of course a few tactics to avoid competing with other buyers in this market but it requires your buyer to be open and agreeable to these options.

During the showing phase, they fell in love with an older villa in this community that sold so quickly we didn't have a chance to put in an offer. I knew this neighborhood still had empty lots and two villas at mid-construction phase but they weren't listed on the market. After a couple quick calls to the builder and his team, we were provided with the floor plans of the villas at mid-construction and learned that one villa was the exact floor plan of the home my clients fell in love with and lost out on. This was the ideal situation... my buyers had 0 competition, meaning no bidding wars, and were able to "sleep on it" before putting in an offer. They chose to put in an offer on the villa with the floor plan they loved and we received an accepted offer by noon the following day.

The best part... they were able to customize the home by choosing exterior/interior colors, flooring, countertop, light fixtures, etc. and because this is now their forever home, I just love that they had this opportunity!

Building a home can be a LONG process. We started looking at homes back in February! BUT these two are finally CLOSED and so happy to settle in their brand new home! 🏠
