- Loans currently in place under 4% interest

✅ Every single FHA, VA and USDA mortgage are 100% assumable by law (of course qualifications are needed)

✅ If buyers are approved for a mortgage now, they can buy a LOT bigger house with assumption.

✅ Buyers pay No closing costs, No appraisal, No down payment BUT they have to put down the difference of the loan amount to total value.

✅ Assumable loans have to be owner occupied! An investor can't come in and buy 20!

✅ If it is a VA loan, the buyer does not need to be VA. The VA seller in this scenario cannot get a new property with their VA certificate since the original was sold to a non-VA buyer. Many VA sellers don't need their VA certificate to get their next home...so this is not an issue AND you can market to find VA buyers to assume a VA loan and both win!
