THE secret sauce to winning in multiple offer situations!
The EXACT steps to buying a home THE RIGHT WAY!
1. Find and interview multiple Agents! VERY IMPORTANT… meet in person! Gelling with your Realtor is absolutely key to your success. You need to trust them and they need to trust you and that can’t happen on a phone call! Meet in person, shake their hand, give them an opportunity to look you in the eye and start a trusting relationship!
2. Get Pre-Approved by a local, trusted and respected lender! VERY IMPORTANT… listing agents want to know who they are working with and that your deal WILL close! If you have a preapproval letter from an out of town Lender with an 800 number for a contact… good luck getting your offer accepted! ALSO VERY IMPORTANT… use your budget to determine what you’re looking for in a home. It sounds cool to be preapproved for a million dollars but it won’t when the monthly bill comes. The bank will lend you the max money they see you having for expendable income… but then you have nothing left! Mind your budget!
3. Start looking for homes that meet your criteria! Location, Condition and Price are all important factors but it’s rare that you’ll find all 3 that make you happy. If you find a home that feels right but is missing on one of these factors… it’s okay! If it feels right… it’s probably the one!
4. Write your offer. Your agent will help you determine the right offer price and terms for the property to put you in the best position for success. You may find a home that you love and simply can’t afford to compete with what another buyer has to offer! That’s okay! There are other houses out there! You’ll find the one!
5. Complete due diligence. Hire an inspector, contractors or anyone else you want I Formation from regarding the house. If something comes up in that due diligence you can cancel the contract or renegotiate the terms or price! Hopefully nothing will come up and you’ll move forward as intended!
6. Appraisal. Your lender will then order an appraisal. The appraiser will go to the home to assign a value to it based on its condition, location and comparable sales. If the home appraises for the amount of money you offered or more, you’re in good shape. If less, you’re back to the negotiation table with the seller to determine the final purchase price.
7. Closing. After the bank does its due diligence to ensure that you are a good buyer, by reviewing your credit income job status and more, you’ll schedule a closing date. This is the date you become a homeowner. Depending on the possession terms, you’ll either get keys today or start the countdown until you get keys.
That’s it! Congrats! You’re a homeowner!
