Each month l try to post Triad, NC real estate data from the prior month. Below are two charts, one townhomes and condos, and the other for single family homes. It is becoming clear that the market is slowly shifting away from the strong "seller's market" to one a more balanced arena where buyers can be more discriminating, and sellers more flexible. Sellers who held off from listing their properties, fearing that they would lose favored interest rates when repurchasing, are now "biting the bullet" and moving forward.
There are more homes to choose from this year, and homes remain on market longer. While home prices continue to rise very slightly, we are not seeing the dramatic increases noted over the past several years. Homes are also selling just under list price, which again is an important change. I feel that this trend will continue, especially as we enter the fall and winter season, when home sales typically slow.
If you are considering either listing or purchasing a home, now is the time to do so!
So many buyers have looked forward to a decrease in interest rates. Here are some recent observations and predictions.

Each month I like to post updated, NC Triad area real estate data for the prior month. We are experiencing longer days on market, and prices still rising very slightly from 2023 levels.
The Inventory of single family and townhomes is well up from the prior year, and homes are selling within about 1.5% of list price.
Closings have dropped on average near 10%
The bottom line is that the market has softened a bit. Despite current interest rates (which are still below historic norms) Buyers are in a better place than they were 1-2 years ago, able to negotiate more with sellers.

I am proud to announce/brag/shout! that I am to be a grandfather for the first time! Son John Scott and dear daughter-in-law Rose Scott are expecting their first child in February, 2025. I have been so fortunate to have two wonderful kids (Quinn Scott and John Scott), and so look forward to a new generation. Life is good!
Last week I learned of the passing of Leslie Deaton, an esteemed colleague from my admin days with Rockingham County Schools. Leslie served as a guidance counselor at Rockingham County High School, and was without a doubt one of the best. I admired her grace, poise, and dedication to her students. Leslie moved on to serve as a guidance counselor at Northern Guilford High School and I left to pursue real estate sales. We kept in touch now and then over the years.
I attended Leslie’s funeral yesterday afternoon. There must have been over 300 in attendance, including former students, colleagues, and old friends. Leslie endured a personal tragedy, losing her beloved son Will several years ago, and at age 54, lost her battle with pancreatic cancer.
It is difficult to fathom the early demise of someone who lived such an exemplary life. However, while attending this particular memorial, a palpable, overwhelming sense of love and admiration was demonstrated by those in attendance, providing clear evidence of our common humanity.
I am grateful to have had the opportunity yesterday to join so many others, commemorating such a sterling individual, paying respect to Leslie’s decency and integrity. In these uncertain times, fraught with political and personal discord, I was reminded of the power of “faith, hope and love. But the greatest of these is love.”
Each month I look forward to the prior month's update summary for the Triad, NC real estate market. The data from July, 2024 indicates more home inventory with slightly more days on market. While home prices remain higher than the same time last year, homes are selling at slightly below list price (rather that well above!). I hope you find this data informative!

Each month I like to post the latest available real estate data for our Triad, NC area. The data as of the end of June, 2024 has just been provided, indicating a still strong local market with average sales price for single family homes up over 5% and townhome/condo prices up near 1%.
