In reports you might sometime see a comment like “unprofessional plumbing practices were noted. It is recommended to have a licensed professional repair/ replace”. In cases like this where it is just too hard to explain how bad it is this is the best response. Also, this was 1000 times harder and took way longer to do wrong.

Always something new to see at an Inspection. Fiber cement board installation. Not sure what they were thinking here. The first 2 photos were from an inspection the other 2 are how it should be installed.

This may seem trivial in an Inspection Report but having improper screws in your electrical panel can kill someone. You can see here (at todays inspection) there was a wire that had been damaged from the wrong screws being installed. As I was backing out the screw it touched the wire and the electrical arc scorched the panel cover. If I had not been using the proper tools and wearing the proper shoes. I could have been seriously hurt. You can get a 6 pack for $5.00. The ends of the screws should be flat.

This photo was taken by Greenwood Inspections in Florida. This is a perfect example of why the bathroom vet fan should extend as close (or completely) to the exterior as possible. You can see here, it has caused moisture and mold damage to the wood and insulation.

Residential bathrooms are required by any municipality to have ventilation, whether that ventilation is coming from a window or a fan. If no vent fan is present then the window must be operational. As you can see when they added their new counter top they made it impossible to open the window.
