Ah, the age-old question: how much will I need for a downpayment? ⁠

Most will tell you to prepare for at least 20%, but that's a myth scaring some renters into a life-long tenancy, though many other, lower-cost loan alternatives are available to consider.⁠

It's time someone told you the truth about what you can expect with the housing market right now.⁠

❶ It's damn near impossible to do it alone. The market is moving so fast that it will be challenging to navigate if you don't have a professional by your side.⁠

❷ "Thinking about it" isn't an option anymore. You need to have a clear vision of what you want in a home; that way, when it pops up on the market, you can pull the trigger to make an offer. ⁠
⁠
❸ You're probably not going to get your first offer. I tell clients to mentally prepare to write 4-6 offers before getting under contract. ⁠
⁠
❹ No, the market isn't going to crash anytime soon. Even once the market slows down, housing pricing will still rise. This is an entirely different market than 2007 because the increased prices aren't from low lending standards. Pricing is increasing mainly because of inflation, low supply, and low-interest rates. ⁠
