We discuss rates, the pros of condo ownership, the ideal condo buyer, and more! So let’s get to it!
Before: A brick staircase leads to a grilling area near the back door, and a small patio to the left of the stairs provides limited outdoor seating. Inside, the laundry area is cramped, and pantry space is limited.
After: The back door now leads to a beautiful screened porch where the client can enjoy outdoor living sheltered from the elements. A second door provides access to the grilling porch. An addition expands the home's interior footprint to include a mudroom, office, coat closet, and spacious laundry room. The half bath is relocated to the addition to create a second pantry.
Before: A cramped closet makes laundry even more of a chore for this family! Clothing must be sorted in the hallway, blocking the path to the garage.
After: The laundry closet is demoed and transformed into a hallway and addition. Custom cabinetry provides a drop zone for backpacks, coats, and shoes, ensuring the path to the garage stays clear. The sunny laundry room is relocated to the back corner of the addition, where windows provide sight lines to the swing in the backyard. Light blue cabinetry, floral wallpaper, and a golden light fixture turn washing blues into neighborhood news!

Decision #2: Door Design
A cabinet door is comprised of rails at top and bottom, stiles on left and right, and a panel in the center. During door design, you'll choose a material and style.
MDF Pros: Versatile; often used for custom designs & finished with lacquer; does not expand or contract
MDF Cons: More susceptible to water damage if the finish is dented
Wood Pros: Can be finished with lacquer or stain; available in a variety of species and grain patterns: plain-sawn, quartersawn, and rift-sawn; less susceptible to water damage if the finish is dented
Wood Cons: Expands and contracts, especially in humid regions, which causes micro-cracks in the finish
Flat panel style - for the contemporary aesthetic - Shaker cabinets fall into this category. The term "shaker" generally indicates a rail/stile width of 2.25". Microshaker cabinets have a rail/stile width of 3/4" - 1.5". The main distinction of shaker cabinets is the square profile of the inner edge, where the rails/stiles meet the panel. A traditional flat panel door has a curved or beveled profile at the inner edge.
Raised panel style - for the traditional aesthetic - The rails/stiles are often mitred at each corner; you'll choose a profile for the rails/stiles and the raised panel
Slab style - for the modern aesthetic - slab doors are comprised of a panel without rails or stiles.

Decision #1: Cabinet Style = the relationship of the doors and drawer fronts to the face frame.
$ Full Access - (AKA Frameless) - the doors and drawer fronts cover the entire cabinet face with narrow gaps between each; the face frame is not visible. The aesthetic can be traditional, contemporary, or modern depending on the door style.
$$ Face Frame - (AKA Overlay) - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts rest on top of the face frame; the face frame is not flush with the doors and drawer fronts.
$$$ Inset - there are larger gaps between each set of doors and drawer fronts where the face frame is visible; the doors and drawer fronts close inside the face frame; the face frame is flush with the doors and drawer fronts.

Before: A modest brick structure with a front parking lot, two chimneys, and no clear entrance.
After: This exterior transformation involved the addition of a fresh coat of paint, a new roof, a welcoming front entrance, an ADA-compliant wheelchair ramp, and a side delivery entrance with garage door. Both chimneys were removed. The interior layout was reconfigured for optimum functionality and finished with new flooring.

Outdoor living at its finest. In this award-winning remodel, the client wished to increase the size of their screened porch, extend the roofline to create a covered grilling porch, and add a fireplace/chimney so they would have more space to enjoy the beautiful lake view!

Before: The original bathroom was too cozy, and the vanity and wall hooks did not provide enough storage.
After: The new design borrowed square footage from the guest bedroom, creating a spacious master bathroom and walk-in closet. Two vanities provide ample bathroom storage, and the guest bedroom was repurposed into a walk-in closet. The neutral gray color palette, silver accents, and geometric tile pattern reflect the client's modern aesthetic.

Did you know that building materials age at different rates? Composite decking (like Trex) has a longer lifespan, but it is not strong enough to be used for structural support. The substructure of your deck or porch (including the posts, beams, bridging, joists, stringers, risers, and ledger) is typically made with treated lumber. How do you extend the life of your deck when the support materials are more susceptible to rot? Solution: waterproof tape (see the black areas in the attached photo).
