Not loving your rate options? ๐ I know how you can reduce your interest rate temporarily or even over the life of your loan. Two common options are discount points and a temporary buydown.
๐ก Discount points are upfront fees paid by a borrower to get a permanently reduced interest rate for the life of the loan. One mortgage point typically costs 1% of the mortgage value and reduces the interest rate by .25%. Mortgage discount points are a good option when you plan to stay in the home for a while and can reach your "break even" point.
๐ A temporary buydown is a lump sum paid up front to an escrow account that is used to lower your monthly payments temporarily, thereby reducing the effective interest rate on your mortgage for the first 1, 2 or even 3 years When a seller contributes those up-front funds, this reduces your expense during the buydown period to help you ease into the costs of homeownership.

๐ก Buying a home is one of the biggest purchases youโll make in your life and a home inspection assesses the homeโs structure and mechanical systems (i.e. the roof, walls, windows, appliances, HVAC systems, plumbing and electrical, etc) so you don't end up buying a lemon.
The inspection happens after the seller accepts the offer. The home inspector's job isnโt to determine if youโre getting a good deal, but it is to help you determine if there are any serious issues with the home that you should be aware of that could cost you down the line.
After the inspection youโll most likely receive a detailed report to review of everything the inspection found โ big and small. From there youโll consult with your realtor about which items youโll ask the sellers to repair. Itโs a good idea to get the home inspected sooner rather than later, that way, if the inspector uncovers any serious issues that youโre not ready to take on, you can back out and move on to the next home.
