FHA, Freddie Mac and Fannie Mae have now issued press releases stating:
-if the seller pays for the buyer's agent commission, it will NOT count within the amount allowed for concessions/ Interested Party Contributions (IPC)
-FHA has stated it will allow up to 6%
-Freddie Mac and Fannie Mae allow anywhere from 2-9%
-This is subject to what normal looks like in the local market. "If these fees continue to be customarily paid by the property seller according to local convention, they will not be subject to financing concessions limits."
About last night…
The stars had to align just so to make it here. We were grounded in the plane for nearly two hours before taking off from DEN due to mechanical issues. I was notified several times that I was going to miss the connecting flight in PHX. Thanks to weather in Florida, that flight was actually delayed as well and we made it to LIH!
This is my first time on Kauai and it’s raining buckets! No matter the weather, I’m in the company of some of my favorite people to celebrate several things, among them is my cancer-freedom and claiming victory over the past 12+ months of challenges presented along the way. I sure hope it doesn’t rain the whole time we’re here but I’m in paradise, regardless, with all my senses heightened and engaged!

According to recent data from the National Association of REALTORS®, the average agent earns between $44,951 and $58,528. And they work long and hard to even earn that much. There is rarely a day off, let alone a vacation, and they easily work more than 40 hours per week. Will you be able to find an agent who will work for lower rates? Perhaps. But as is the case in any industry, sometimes going with the lowest cost option ends up costing you more in the end."

Biden administration proposed 2024 budget goals:
1.) lowering household costs
2.) increasing tax revenue
3.) lowering the deficit
Section 1031 was a target for Biden’s proposed 2020 budget and his new 2024 proposal, reigniting the debate over its implications for the real estate market, investment strategies, and the broader economy.

Let's break through the emotions and misinformation of the NAR lawsuit! Reminder, this has not yet been approved by the federal courts!
Ultimately, this WOULD change:
1.) The MLS would no longer be the vehicle that communicates compensation that the seller/listing agent may be willing to negotiate payment to the cooperating (co-op) buyer's agent.
2.) A "buyer representation agreement" would need to be in place before an agent can show property to a consumer.
CONSEQUENCES of #1: Commissions have always been negotiable. The omission of this information being provided in the MLS requires agents to communicate with one another right from the beginning. Buyer's agents really should have always been making a call to the listing agents before making an offer! We are in a relationship business and that extends to our relationships within our professional community. This is going to require us to collaborate and get creative and solution-oriented.
CONSEQUENCES of #2: Sorry Zillow, you're no longer going to be the hotline for looky-loos! Consumers, this means that you are committing to the representation of this particular agent before getting behind the front door. Agents are going to need to have solid communication and be able to demonstrate value! You will need to have a thorough conversation about how they are willing to handle the compensation component. This is going to challenge real estate pros to ELEVATE PROFESSIONALISM! As agents, we need to remember that people are entrusting us to manage and represent them for one of the most important and valuable transactions of their lives. Step up or step down!

Here is your Denver Real Estate Market Update for December 2023. In a string of economic forecasts, ING is the latest bank to reveal its expectations for upcoming Fed Rate cuts. In response to the current economic slowdown, subdued inflation, a less dynamic job market, and a less optimistic consumer spending outlook, ING is betting on 6 rate cuts for a total drop of 1.5% in 2024 and another 4 rate cuts, equivalent to a 1% drop, in 2025.
However, the Federal Reserve, in its infinite bah-humbug persona, wants to squash any and all of this blissfulness. As recently as December 1st, Fed Chair Powell talked of cutting rates being “premature” and said more hikes could happen.
So, what does all of this mean for rates and the Denver market?

Double total mastectomy is one week away.
I had my appointment with my oncology doctor today and chemo will be apart of my treatment… exactly what I was hoping not to hear.
This journey will be a long one… and even more details will be uncovered about a week after my surgery after lymph nodes are sent to the lab for analysis. This will determine the need for radiation as well as the extent of chemotherapy. Looking at either 12 weeks minimum and 20 weeks max.
I definitely felt a bit of defeat learning this news today and shed some tears. But my warrior heart is still joyful and thankful that I have so much support in my amazing family and friends.
