Hot Take: Assumable Mortgages Are a Gimmick!
Of the 4.71M homes sold in 2023, about 6,400 were “assumable mortgages”.
The VA says it should take about 45 days for a lender to close this type of transaction… in reality, it can take 3-4 months, and often times the buyer finds out it won’t go through after 90+ days of headaches.
Most buyers don’t realize they have to pay the difference between the sale price and the sellers’ loan balance. If the seller owes $300k, but they’re selling for $450k, the buyer needs a $150k down payment. Most buyers do not have that cash on hand, and FHA/VA buyers are specifically seeking a low-down payment mortgage option.
Mortgage servicing companies are not staffed properly to handle the 500% increase in Assumable Mortgage requests.
They also don’t make a big profit on these transactions, hence the lack of focus on staffing and ex*****on. Consumers filed 149 complaints related to mortgage assumptions with the CFPB in 2023.
It’s a buzzworthy topic given the higher-interest rate environment, but unfortunately, it’s unrealistic for most.

Sales of existing homes slid 1% from November to December, though sales are expected to move higher this year. NAR’s Chief Economist, Lawrence Yun, explained that “mortgage rates are meaningfully lower compared to just two months ago, and more inventory is expected to appear on the market in upcoming months."
Housing Starts fell for the first time in four months in December, as they were dragged lower by a decline in single-family homebuilding.
