What’s the deal with writing a letter to a seller?

Some buyers swear by this tactic, but does it actually make sellers more likely to pick your offer? Is it worth it?

If you love a house and want the best chances of getting it, it doesn’t hurt to write a letter and append it to your offer.

Some sellers will be receptive to letters, especially if the letter helps them understand your situation better and why you want the property.

If you do write a letter, remember not to include any personal information about protected classes so the seller doesn’t have to worry about violating fair housing laws.

But the best thing you can do is to work with your agent to make the most financially convincing offer rather than relying on a letter to convince the seller to choose you.

As always, follow your real estate agent’s advice when it comes to including a letter (or not!) to make sure you make the best offer possible!

Ready for a truth bomb?

If you give buyers the wrong things to focus on during showings and open houses, your home probably won’t sell for top dollar.

Instead of getting buyers to envision themselves living in your home (the ultimate goal of a showing!), if you don’t do these things, they’ll be more interested in your style, decor, and things you have around the house.

To help buyers focus on the right things (like why your home is the best for them!), you need to:

- Declutter your home so buyers can focus on the spaces rather than the stuff

- Depersonalize by removing family photos and other distractions

- Do any needed maintenance to provide a polished look

- Have a strong marketing plan and strategy to make sure your home gets in front of the right buyers

When you prep your home for buyers and have a marketing plan, you’ll find that you’ll be able to quickly sell your home for top dollar. This stuff really makes all the difference!

Selling a home quickly while also getting it sold at a profit can seem like a tall order.

How do you get your home sold fast? It’s simple: Price it correctly!

So many homes sit on the market and become stagnant because they are overpriced. This mistake is common because the home’s true market value is dependent on so many factors including:
- the home’s condition
- the neighborhood
- what other homes in the neighborhood are selling for
- the local market pressures
- the real estate market at large

Because there are so many different influences to consider when pricing a home, it’s common for homeowners to list at the wrong price.

This is where your real estate agent comes in. They have a deep understanding of each of those factors, can access the latest data and statistics, and have a strong experience base to draw from.

With the right price, you’ll attract the right buyers and drum up interest around your listing. With enough interest, your listing could potentially even trigger a bidding war!

Whether you’re just embarking on your first real estate journey, or are looking forward to it in the future, here’s the best tip a real estate agent can give you:

Know your finances!

When you understand your financial situation, you’ll make smart, informed decisions quickly, which will benefit you throughout the real estate process.

Here’s what you’ll want to know:
- your credit score: if it’s low, spend time improving it before starting to buy a house. This will help you get a better mortgage rate!

- your monthly income: this will be the basis of any homebuying budget, so understand exactly how much you bring home.

- how much you owe in debt: this amount will also impact your interest rate. If your debt is more than 43% of your monthly income, make a plan to pay it down to that 43% marker before buying a home

Once you understand your finances, you can take that information to lenders and get pre-approved for a mortgage. This shows sellers that you’re serious about buying and have the finances to go through with the home sale.

Based on this, you can see why knowing your numbers can have a big impact!

Can we all agree on something?

Final walkthroughs are a critical part of the homebuying process!

Sometimes buyers think that one walkthrough before the closing is enough, but it’s not wise to skip that final chance to check the house.

The final walkthrough is SO important because it allows you to ensure that the property is in the same condition in which you agreed to purchase it.

We all want to think the best of the sellers, but sometimes things get lost in translation and the home’s condition may change.

During the final walkthrough, you’ll be checking to make sure that nothing has changed and that:
- there isn’t any new damage
- all agreed-upon appliances and furnishings (such as curtains and blinds) are still there
- any repairs that were negotiated into the deal were made

If you notice any issues during the final walkthrough, you’ll get the chance to rectify them with the seller before taking ownership of the home.

But if you skip the final walkthrough, there isn’t a good course of action to get those issues resolved.

The final walkthrough really isn’t optional. It’s just a few minutes that will help ensure that you’re happy with your new home and can confidently take ownership.

While any real estate agent can get you into a showing and list off the facts on the home’s flier, a good real estate agent will do so much more for you.

A good real estate agent will show you the value of the home–both short and long-term. They’ll be able to show you what the area is like and what its growth potential is, what restrictions you’ll deal with, and other opportunities with the home.

This is all to give you the best understanding of the home’s true value and how it can not only give you a safe place to live but also become a key part of your investment portfolio.

Want to buy a home? Then do these things first!

Getting ready to buy a home means more than just saving for a down payment.

You also need to build an emergency fund because owning a home means dealing with emergencies, and you’ll need to be prepared.

You’ll also want to build that credit score so you can get a better interest rate. One of the best ways to do that is by paying off your high-interest debt like credit cards. This will also lower your debt-to-income ratio and help you get approved for a mortgage.

Of course, it’s also important to save for a down payment and closing costs. I recommend creating a monthly budget and building your down payment savings into it, so it’s easy to see if you’re on track.

Once you do these 4 things, you’ll be ready to buy a home and have a really good handle on your finances.
