**Starting TODAY, August 17th:** All home buyers must sign a "Buyer Representation Agreement" before entering any property.
As of August 17th, no REALTOR® will be able to unlock a door without you first signing this agreement. This is now a non-negotiable requirement for anyone working with a Realtor.
The "Buyer Representation Agreement" is a contract between you and your Realtor. It confirms that you’ll be using them to buy your home and outlines the roles, duties, and responsibilities owed to you by your agent. This agreement also specifies the broker commission, which is the MAXIMUM commission your Realtor can receive from the transaction. With the new NAR ruling, advertising cooperating broker and buyer broker commissions is now BANNED on the MLS. This means your agent may not know if they’ll be paid by the seller when showing you a home. Commissions are always negotiable, and there are multiple ways your agent can be compensated—either by the seller, through direct compensation to the buyer’s brokerage, or as a credit to the buyer. In some cases, the buyer may pay the commission out of pocket, as detailed in the Buyer Representation Agreement. Choosing the right agent when buying a home is crucial. With the new rules taking effect on August 17th, significant changes will impact how real estate transactions are conducted in the U.S. This Buyer Representation Agreement is just one part of the broader NAR ruling that will reshape the real estate landscape. Now, more than ever, working with a full-time professional Realtor is essential for the success of your home.
