Highlights:

◾ Median sales price reached an all time high of $435,000 for the month of January. This is up 26.1% from last year! WOW...
◾ The # of new listings have increased 2.3% from the prior year
◾ Availability of units is down 21.3% from the prior year
◾ 71.3% of homes were on the market for 0-30 days
◾ Number of closings are down 2.9% from the prior year

Dom and I had an awesome time at the Raiders game last Sunday 🏈 I love all of the energy this team has brought to Las Vegas 💥

Chloe’s Game Recap:
We walked into the game thinking the Raiders were going to smash the Chargers. It appeared to be this way for most of the game. The Chargers made a comeback in the fourth quarter and were just one touch down shy of the Raiders 29 points. With seconds left in the game, the Chargers scored a touch down putting the game into overtime. The Raiders scored the first field goal giving them a 3 point lead. Minutes later the Chargers scored a field goal. With 4 minutes left in overtime the score was still a TIE 🤣 With 2 seconds left in the game the Raiders scored a field goal with the game ending in a final score of 35 to 32. The last picture of this post shows how happy we were that our home team is going to the PLAYOFFS!

Congratulations to the O’Brien family on the purchase of their investment property here in Las Vegas 🏘

This transaction just did not want to close itself! A day before we were initially supposed to close, I found out there were issues securing the loan through our initial lender. I immediately brought in Franco Manueli with Sierra Pacific Mortage who worked his magic and gave us the clear to close just TWO days later 😄

A mobile notary was sent on closing day to my client who lives out of state. We needed to fund and record on the 30th due to the holiday! Everything was set… until we found out the notary did not scan the Deed of Trust along with the paperwork before overnighting it 🤔 Oh what fun! Thankful for notary #2!

We finally recorded last night just in time to enjoy a glass of champagne for the New Year 🍾🥂

It will be interesting to see what the fall months bring us. Typically as we approach holiday season, we see a decline in listings as sellers plan for the upcoming holiday season. 2020 definitely proved us wrong in terms of the number of units sold in November (3684) and December (3994).

Check out a housing snapshot of the Las Vegas real estate market for single family homes in June 2021!

I can't say I'm surprised to see another $10,000 increase in the median sales price for single family homes on units sold. Just one year ago, the median sales price was $325,000.

I am always curious to see which areas people are buying. The area with the most home sales in June was the North/ Northwest with 1,307 units sold, accounting for roughly 37% of total units sold. The South/ Southwest area came in a close second with 1,145 homes sold, accounting for 32% of total units sold. 🏡

Let's talk home equity 🏡....

What is home equity? Home equity is the difference between a home's fair market value and the outstanding balance of all liens on the property.

I recently read an article written by ATTOM Data Solutions summarizing their first quarter 2021 U.S. Home Equity & Underwater Report. The report shows that "17.8 million residential properties in the United States were considered equity-rich, meaning that the combined estimated amount of loans secured by those properties was 50 percent or less of their estimated market value. The count of equity-rich properties in the first quarter of 2021 represented about one in three, of the 55.8 million mortgaged homes in the United States."

Our housing market continues to be a great time to buy. I have many clients reach out to me looking for help renting homes. When I ask their monthly budget, I am shocked to hear how much they are willing to pay in rent when they can acquire a mortgage payment at a much lower monthly payment and have the opportunity to earn equity on their home purchase. Did you know that the National Association of Realtors recognizes April as Fair Housing Month? 🏡 As a minority REALTOR® in Las Vegas, Fair Housing is a concept that I believe needs to consistently be shared to uphold the significance of the Fair Housing Act and the progress we have made along the way. Although significant strides have been made, discrimination in housing still exists today.

The Fair Housing Act was signed on April 11, 1968 by President Lyndon B. Johnson. The act prohibits discrimination concerning the sale, rental, and financing of housing based on race, religion, national origin, and s*x [This Act has since been amended to include additional classes].

As REALTORS®, we are upheld to a Code of Ethics that ensures all persons are being treated equally.

Article 10 states:
“REALTORS shall not deny equal professional services to any person for any reasons of race, color, religion, s*x, handicap, familial status, national origin, s*xual orientation, or gender identity. REALTORS shall not be any parties to any plan or agreement to discriminate against a person or persons on the basis of race, color, religion, s*x, handicap, familial status, national origin, s*xual orientation, or gender identity.” Code of Ethics and Standards of Practice NAR

The National Association of REALTORS published “A Snapshot of Race & Home Buying in America presentation”. Through their research they found the ownership for White Americans (non-Hispanic) has been consistently above 71% from 2016-2019. In the same period, the home ownership rate for Black Americans was above 41%, roughly a 30 point difference. For Hispanic Americans, the home ownership rate has held above 45%, and for Asian Americans it has been above 53% over the same time period.

Through continued legislation, resources, and education I look forward to the next 50 years of celebrating Fair Housing for all!
