We had some visitors this weekend! 👴🏼 There is never a lack of fun things to do in Las Vegas. We took my dad and Shelly to eat at MaKenzie River Pizza, the restaurant inside the Golden Knights 🏒 practice facility, the City National Arena. There was a high school hockey game and a figure skating ⛸️ competition going on so we got to watch while waiting for our food! We also got to do a little Golden Knights shopping. So many things like this to explore in our fabulous city! 😌

I get asked the question often “do I really need a Realtor when purchasing a new construction house?” I may be biased 😉 but I believe with all my heart that the answers is YES! We were able to negotiate $16,000 off of the price of this home PLUS all closing costs paid and a special rate buy down program at 2.625% for year one, 3.625% for year two and 4.625% from there on out 🤯 where else can you find interest rates like that right now?! Another successful Mother/Daughter trip in the books! A weekend getaway to sunny Tampa, Florida! ☀️ Some highlights of the trip were: Bern’s Steakhouse (literally amazing), Oxford Exchange, making custom candles 🕯️ at The Candle Pour, yoga 🧘‍♀️ on the lawn, lazy pool day 🍹, live music at the Sparkman Warf and food…so much food! What a fun place to visit!

So, so grateful when clients trust me enough to not only help them sell their current home but also trust me enough to help them purchase their new one! I had the opportunity to help this sweet family purchase their home from the builder in 2019. They made such an amazing investment back then - their home value had doubled in just 5 years 🤯 so they decided to cash out and purchase another brand new home! They were able to use the equity from their other home and purchase a brand new one which has a bigger garage and more square footage. Real estate builds wealth, y’all!

This one has been a doozy 😵‍💫 Our third time in contract, praying that it goes through for my sweet seller! 🙏 She’s been through so much! Our first buyer had an appraisal issue, our second had a loan issue and finally we’ve got a cash buyer in hand and ready to get it closed! 🤗 🏡

August 9th is Book Lovers Day! 📚 Back in the day (before kids) I looooved reading books. 🤓 Now that my kiddos are getting a little older, I've started to get back into reading! 📖 I just finished my most recent book. Does anyone have any good recommendations in honor of Book Lovers Day this month?! 👀 💭

Right place, right time! 🙌🏼 We listed this cute townhome right after another one in the neighborhood went into contract. We had a showing on day one from a buyer who had just barely missed out on the other one. 👀 They were so excited to see ours go on the market that they offered full asking price! 👏🏼 AND another unit that had just closed down the street needed some furniture for their new place so they came in and bought it all, making moving a breeze for my seller! 🤩 Smooth sailing from there and closed in 31 days - I sure wish they all went like this one! 😅
