A pre-approval is your golden ticket to homeownership — giving you confidence, clarity, and a competitive edge. Wondering what it is, and why it’s important? 🤔

Think of a pre-approval as a seal of approval from a lender. It’s a process where the lender reviews your financial information, such as income, assets, and credit history, to determine how much they’re willing to lend you for a mortgage. 💰

Getting pre-approved is a pretty straightforward process. First, you’ll need to choose a trusted lender who will evaluate your information and determine your loan eligibility. Next, you’ll need to start gathering your financial documents, such as paystubs, w2s, tax returns and banks statements. Once approved, you’ll receive a pre-approval letter — a valuable tool in your home buying journey.

Why does getting pre-approved matter so much?

Well, it’s all about setting yourself up for a successful home buying experience. It helps you understand your purchasing power as a buyer ensuring you only focus on what’s in your budget. Secondly, it strengthens your negotiation position by showing sellers that your financially ready. In a hot real estate market, not only are properties selling for above list price, but they can also sell for more than the appraised value. 📈 It happens more often than you may think, and it’s called an appraisal gap.

An appraisal gap is the difference between the market value of a home, and the price you agreed to pay for it. When an appraisal comes in low, you have a few options:

▫️The buyer can pay the difference. This may not always be an option if the buyer doesn’t have enough cash on hand, and can’t lower their down payment.

▫️Renegotiate with the seller.
In some cases the seller may be willing to sell at the appraised value. If not, they may be willing to split the cost of the appraisal gap.

▫️Dispute the appraisal.
Your Realtor®️ can search for other comparable properties in the area and have the appraisal reconsidered at hopefully a higher value.

▫️Terminate the contract.
If the buyer signed an appraisal contingency, they can walk away without losing their deposit.

These situations come up often. That’s why it’s important to always use a knowledgeable Realtor who can help guide you through ALL the things. 🏡✨

The real estate market is BLOOMING in Central PA! 🌷

One thing I hear a lot of as a real estate agent is “The market is crashing.”

As I look at the amount of inventory, (under 2 month’s supply in all counties) and the number of buyers trying to become homeowners right now, it’s definitely not true.

We are currently in a STRONG seller’s market. There are not enough homes available for the amount of buyers that are out there. This drives up home prices and causes multiple offer situations. It’s really simple supply and demand. When it comes to the real estate market, I don’t see things slowing down anytime soon. 📈

The market is shifting…again! Let’s take a look at the numbers, and I’ll explain what it all means for you ⬇️.

💥 Interest rates have been on a downward trend since they peaked November.

💥 Inventory is LOW. There is less than a 2 month supply of homes in all counties. This indicates that we are still in a seller’s market.

💥Homes that are priced according to the market are still selling quickly. The current average of days on market is about a month.

💥With a low supply of homes and an increase in demand, the market is heating up fast and becoming more competitive.

▪️Buyers— With the decline in interest rates, your affordability is increasing. However, there is also more competition. This means you may not have the chance to get that seller help you were hoping for. If you are looking to buy, now is the time before the market really starts heating up.

‼️ Always remember: Lower interest rates = more competition + less negotiation power

▪️Sellers— I can not stress this enough. Price your home right!! Now is a great time to sell with low inventory, and more buyers starting to come back into the market.

‼️Always remember: Low inventory + decrease in interest rates = more competition + possible multiple offers

2023 is expected to be a more normalized real estate market than we’ve seen the past few years. Homes are projected to appreciate 4-6% and interest rates are expected to decrease into the mid to low 5% range.

I can’t believe it’s December already! It’s officially time to spruce up your home for the holidays. Here are 5 tips you can use to make sure your home is in tip-top shape this holiday season! 🎄❄️☃️

1. Inspect attic insulation. If it’s level with or below your joists, you may need to add more.
2. Clean your chimney and fireplace. If you have gas logs, compressed air clears away dust and soot.
3. Check for drafts around exterior doors and replace weatherstripping.
4. Use insulation to cover any exposed pipes in your basement, and around the exterior of your home.
5. Consider a security or doorbell camera for peace of mind this holiday season. You can usually score a great deal this time of year.

I honestly believe there's no such thing as the “right” time to buy or sell Real Estate. No matter what you hear, and no matter what anyone says.

That said, here’s what you can anticipate if your end-of-year checklist includes a major move:

▪️Buyers - Yes, interest rates are still increasing. However, there is more room for negotiations in today's market, AND there are even ways to negotiate a better interest rate. Buy now, and you’ll enjoy motivated sellers, year-end tax advantages, and a new home just in time for the holidays!

Interested in knowing how much home you can afford this fall? To help you get started, this week's term of the week is debt to income ratio.

Debt to income ratio is what lenders use to determine your borrowing risk. It's the percentage of your gross monthly income (before taxes) that goes towards your bills. This normally will not include expenses like your utility bills or groceries.

Here's how to find yours:

Step 1: Add up your monthly bills (Rent/Mortgage, car payment, student loans, credit card debt, child support, etc.)
Step 2: Divide the total by your gross monthly income.
Step 3: The result is your DTI (which is in the form of a percentage).

As a general guideline, 43% is the highest DTI ratio a borrower can have and still qualify for a mortgage. Ideally, lenders prefer a debt-to-income ratio lower than 36%, with no more than 28% of that debt going towards your monthly mortgage or rent payment.
