📢According to HBR's May Local Market Update, closed sales of single-family homes in the Pearl City-Aiea area rose⬆️56% year-over-year as the median sales price fell ⬇️5% to $1,100,000. Homes in the area were on the market for a median of 11 days, six days quicker than last May.

In the condo/townhome market, Waikiki saw a⬆️35% increase in closed sales as the median condo price dipped⬇️3% to $390,000. The median days on market for Waikiki condos was 33 days compared to 20 days last year. Active inventory was up 27%, ending the month with 485 active condo listings.

📣HBR's May stats report shows single-family home sales dipped 🔽5% and the median sales price fell 🔽2.2% year over year to $1,085,000.

Condo/townhome sales rose 🔼9.1% as the median condo price ticked down 🔽2% to $495,000.

Homebuyers took advantage of more affordable properties available in O‘ahu’s market. Sales of single-family homes priced at $899,999 and below accounted for 28% of total transactions, primarily in Leeward and ‘Ewa neighborhoods to Central Oʻahu, Pearl City, Kaneohe, and the Metro Honolulu area. Similarly, condo/townhome sales in the $300,000-$399,999 range surged 43.6%, representing the largest share of condo sales at 18.7%.

Properties spent a median of 14 days on the market for single-family homes, a week quicker than last year, while condos observed a slight increase with a median of 25 days.

New listings showed continued YOY growth, with 345 single-family home listings and 658 condo listings, up 11.7% and 13.1%, respectively. Listings for single-family homes priced at $1,400,000 and above rose 39.6%, totaling 134. Condos in the $300,000-$599,999 range comprised the largest share of new listings, accounting for 45% or 296 units.

📣According to HBR's April Local Market Update, the Downtown to Nu‘uanu area saw more condos sell for higher prices and faster. 🏦Condo sales were up 90% in the region as the median price rose 30% year over year (YOY) to $635,000. The area’s median days on market for condos fell 40% from one month to 18 days. Downtown-Nu‘uanu saw active inventory up 37%, helped by a 28% increase in new listings, ending the month with 107 active condo listings.

In the 🏡single-family home market, Makaha-Nanakuli saw a 13% YOY increase in closed sales in April as the area’s median sales price rose 7% to $675,000. The median days on market for homes in Makaha-Nanakuli dropped 50% from to 40 days to 20 days. New listings rose 50%, bringing active inventory in the region up 38% YOY, ending the month with 90 active SFH listings.

📣HBR's April stats report shows 🏡single-family home sales rose 26% and the median sales price increased 10% year over year to $1,100,000.

🏦Condo/townhome sales ticked up 2.6% and the median condo price rose 5.6% to $528,000.

New listings observed positive growth, with 349 new single-family home listings and 656 new condo listings, up 19.5% and 23.3%, respectively.

Buyers and sellers moved quickly on single-family homes in April, with a median days on the market of 17 days. Additionally, one in three single-family home sales, or 33%, closed above the original asking price, compared to 25% in April 2023, suggesting increased competition. In contrast, condos took longer to sell, with a median days on the market of 29 days. Additionally, only 15% of condo sales closed above the original asking price this April, down from 22% in April 2023.

📣According to HBR's latest Local Market Update, Wahiawa saw the largest increase in 🏡single-family home sales, up 150% year over year. The area’s median sales price rose 19% to $875,750. The median days on market for Wahiawa homes was 15 days, which is 23 days faster than last March. Active inventory in Wahiawa was 50% higher, ending the month with 12 active SFH listings in the region.

In the 🏦condo/townhome market, closed sales in the Pearl City-Aiea region increased 23% YOY as the area’s median condo price ticked up 1% to $469,000. At 20 days, the median days on market for Pearl City-Aiea was a week slower than the same time last year. The region saw active inventory up 55%, ending the month with 45 active condo listings.

Remembering important timing limits for Coming Soon listings just got easier. E-mail notices have now been created to alert you to an action that may be necessary. First, a Warning Notice will be sent daily, 5 days prior to the 30-day Coming Soon limit prompting you to act. Once the 30-day limit is up, a second notice will be e-mailed informing that the listing status has been changed to Hold.

NOTE: Once the system has changed the Coming Soon listing to Hold status, an assist from the MLS Client Care team will be necessary to change the listing status.

📣HBR's March stats report shows single-family home sales dipped 2.5% and the median sales price ticked up 1.5% year over year.

Meanwhile, 🏦condo/townhome sales fell 22.5% and the median condo price was down 6.7% from last March’s record-setting price of $536,000.

New listings of 🏡single-family homes were nearly steady to a year ago, with 291 new listings, a slight 0.7% dip. Condos added 647 new listings, up 22.1%. Overall, new listing volume rose in both markets for the first quarter, with single-family homes up by 9.7% and condos up by 16.2%.

March ended with active inventory of 581 single-family homes, a 7.4% year-over-year increase. In the condo market, active inventory surged by 29.6%, ending the month with 1,493 units.
