And to round off our November closings are these two new investors, Mike and Jen! Mike and Jen recently closed on their very first investment property! If things would’ve gone Mike’s way I think he would’ve ended up with a new car instead of a house. Which as much fun as it would be, wouldn’t bring in any passive income. But lucky for him he has an incredibly persistent wife who was finally able to persuade him to get their money to work for them! In addition this property is accompanied with a garage with lofted 1 bedroom apartment. We were able to score this home with home inspections AND the home appraised above value. All 3 units can now be rented out which means big things for Mike, Jen, and their family.

This week I had a particularly special settlement day with some clients, Brandon and Miranda. Just before the pandemic last year Miranda reached out with some questions about buying a home. The three of us met for a cup of coffee and talked about the buying process and how to get started. After speaking to a lender they decided they need to save up some more $ to get what they wanted. So between my lender and I we put together a game plan for them and 6 months later they were calling me to start shopping!! Now in the last 6 months since then they have been through the ringer in this crazy market. However during that time I have seen them grow so much. Throughout all the craziness they were able to keep saving and preparing and with a little resilience and determination they were able to increase their budget by about 100k!! They have lost out on a few homes along the way but this week they settled on the perfect house, better than any other house we toured together.

This summer I had the privilege of helping a young aspiring investor purchase his first investment property. He was looking for a multi unit property that needed love that he could have as a project. His goal was to renovate and remodel, keep one unit for himself and then rent out the other unit. Well true to the real estate market, everything didn’t go as planned. In the long run we ended up scoring him a beautifully ALREADY remodeled duplex. But that didn’t stop him from creating some awesome projects for himself within the home!! His most recent “remodeled remodel” is moving this bedroom doorway. The door way was right in the middle of the main wall in the living room which didn’t leave much room for any living room furniture. So he closed up that door way and started knocking walls down to make a new one!! And it came out fantastic!! 👍🏽
