Cleaners came today. The fact that it takes 3 people 4 hours to clean my house, really makes me ready to downsize. That doesn’t even include my craft room and the 2 spare bedrooms. So ready for a little 2 bedroom villa on the beach! I’m counting down ✈️🏝️
Another thing for buyers to know about the new law:
You can end up having to pay your agents commission. The seller is no longer responsible for your agent’s compensation. They can pay the buyer’s agent commission if they choose to but they are no longer required to. This is why you need to pay attention to your Buyer’s Representation Agreement and actually discuss it with your agent. Don’t just sign sign sign without understanding, then at closing you’re shocked at how much your closing costs are because it includes your agent’s commission.
If you cannot or do not want to pay your agent, you can inform your agent to only show you homes that the SELLER is willing to pay their compensation. Your agent is not allowed to make that decision for you, you have to specifically request it. Any questions, let me know!

In regards to the new law:
No matter what state you’re in, agents will REQUIRE you to sign an agreement before they start working with you. If they don’t, they haven’t been properly trained and will run into issues. Be sure you’re ready to sign before you ask an agent for home buying advice, send you listings or show you any homes. They’re not lying, it’s now MANDATORY. So be sure you want to work with this agent and not just wasting their time or intending to use them to show you homes. That’s not happening anymore!

When you file your taxes, PLEASE SAVE A COPY ON YOUR COMPUTER‼️ Never rely on your tax preparer or an IRS tax transcript for a mortgage loan. This is a time sensitive document and it takes several weeks to months to receive a transcript. Sometimes, they don’t always show everything the lender needs to see. Tax preparers are busy and can’t always drop what they’re doing to search for your file. Do the responsible thing and keep track of your own files.
👉🏽 If you are a W-2 employee, always save all your W-2s in a folder on your computer, even if you no longer work with the company.
👉🏽 If you are self-employed, or file taxes for any other income that you receive, always save your full tax return, ALL THE PAGES in a folder on your computer.
Keeping your own files will save a huge headache and eliminate scrambling when you apply for your home loan. If you go under contract, you could lose your loan and deposits if you can’t get your documents in on time.

So in case you’re wondering, YES YOU CAN BUY A HOUSE FROM ANOTHER STATE! But you have to work with a TRUSTWORTHY Realtor that SPECIALIZES in relocations. Not every agent is about this life. Today was a beautiful closing day. The joy it brings me to help families into new homes, especially their first home, never gets old. I don’t think I will ever stop doing real estate. Live like you’re on vacation everyday?? Yes please! Imagine coming home to this everyday 😌 I started selling this community 2 years ago when they first started construction, none of the amenities were built yet, but my clients saw the vision and made smart investment by purchasing while pre-construction and introductory prices were still in affect. Today, the lazy river is complete and I’ll be attending a Realtors-only grand opening event next month. They are continuing construction on the amenities compound as well as thousands of more homes. My dear friend and her significant other are relocating to Houston from Miami with their children. They are renting first, to get to know the area and pinpoint where they want to buy. DEAR LISTING AGENTS! Check on your properties!! If you are too busy, you should have a junior agent or regular housekeeper, keeping your properties show-ready. This is disgusting, in such a beautiful community!
