U.S. existing-home sales have dropped by 4.3% monthly to 4.19 million, reported by the National Association of REALTORS® (NAR), due to higher interest rates and rising prices, deterring some buyers. Average 30-year mortgage rates are now above 7% (but we’ve seen a welcome steady decrease over the past few weeks!), with the median sales price at $393,500, up 4.8% from last month, according to NAR.

Closer to home in the North Alabama market, new listings for Single Family homes surged by 30.9%, and for Townhouse/Condo homes, they skyrocketed by 92.5%.

Pending sales also saw healthy increases 9.8% for Single Family homes and 1.7% for Townhouse/Condo homes.

Inventory has surged by 32.2% for Single Family homes and a remarkable 143.6% for Townhouse/ Condo homes, boosting total inventory by 4.7% month-over-month and 14.4% year-over-year. This increase in the spriter more choices for home buyers during the Spring season. Despite this rise, strong demand persists resulting in swift property sales, with homes spending only 33 days on the market nationwide, down from 38 days last month.

These trends reflect a lively real estate market with opportunities for both buyers and sellers.
