July's bidding war rate was the lowest since January, indicating that the market is starting to slow down.

“Competition has started to slow in the last three weeks. We’re now seeing five to eight offers on homes instead of 25, and they’re coming in $5,000 to $10,000 above the listing price instead of $50,000 to $60,000.”

According to The Title Report, the market appears to be leveling out as pending sales slide and new listings climb.

"The median home-sale price for the four-week period ending Aug. 1 was $362,750, the first time the price did not set another record high since early March, according to a recent Redfin report. The price essentially remained flat (-0.2 percent) from the four-week period ending July 25 and was up 18 percent from a year earlier."
