Our schedule is typically booked up with full vacant staging projects, but we do offer semi-vacant staging at times as well! This is where the homeowner does not live in the house, but has left furniture behind either because they don’t need it in their new home or the house was offered as a furnished rental.

We very much enjoyed adding our touches to this Bates-Hendricks home this week! Most of the furniture is the homeowners. We rearranged and added new bedding, textiles, bedroom lamps, art, and decor pieces! Swipe to the end to see the before of the living room!

Wishing you ALL the best for the new year!! 2023 was a a year full of changes - both personally and professionally for me! It included lots of travel and growth as well which is wonderful!
‍
Personally :: Our middle kiddo moved out and our youngest graduated and started their freshman year at Purdue. So as semi-empty nesters we sold our home in Noblesville where we lived for 11+ years and moved to downtown Indy! We *love* being downtown and will be looking for our permanent home in the coming year.
‍
I was able to travel abroad twice with finally and experience places he travels to for work a lot. Barcelona was a full vacation (SO fun) and the while the trip to Portugal was work filled during the day we fit in lots of sightseeing and good food while we were there in the evenings and weekends!
‍
Professionally :: We exceeded our revenue goal for the year and made the big move to a large warehouse and office recently! I am super excited for this transition as it will allow us to exponentially improve the business both in the ways we can serve our clients and how we run our business day to day. So very thankful for our wonderful clients who partner with us!! We love what we do!
‍
The short term rental styling side of the business was launched with my friend Steph of in the second half of the year and we were able to complete three projects (four homes) within just a couple of short months! Lots of learning and lots of fun - can’t wait to see what projects we get to work on in the new year!
‍
I was accepted into the .stagingcollective group and attended the inaugural conference in Tampa which was an *incredible* few days of outstanding content and meeting other top stagers from across the nation and it’s been non-stop learning and growth since!
‍
I am also meeting with more and joining the BAU again in the new year - cannot function without her!
‍
I am excited for what’s in store for 2024 - it’s going to be an amazing year!! Thanks for coming along on the ride with me!

I am having so much fun sourcing for our design boards for our Kentucky Derby / Bourbon Trail short term rental project! This is a virtual design client, so we'll be sharing links and styling "how-tos" with her. (We've told her we just might be her first guests! 😉 and I are ready for a vacay!)

This is hands down my favorite bedroom in this project. I *love* the plaid wallpaper (cannot do a bourbon trail theme without a little plaid!) and of course we had to source some unique art from Etsy. The whole room is a vibe.

In addition to the bourbon theme throughout the home we are designing a "mint julep" room and an equestrian room. Both of those rooms are already painted Sea Salt by so it's prefect!

I also wanted to officially share some changes today! Some of you may (or may not lol) have noticed we recently had a slight name change. We hadn't done a big reveal yet because, well, it took a hot minute to get the logo updated! (Branding is SO hard 🤣)

We went from [ Koti Designs ] to [ Koti Design Co ] and along with that was an updated website with better language. Our services were updated as well. Now, we finally have a new logo to match!!

An adorable Irvington home is coming to the market soon!! There are *so* many details we love about this house! The beautiful stained glass windows, vintage light fixtures, and the fireplace is incredible!!

Coordinating delivery and moving logistics out of state for two properties was no small feat - but we pulled it off! SO glad we had a great team of people with us! Steph () and I have been HARD at work creating amazing destination properties for a couple of our clients! We have a big install happening next week in Destin, FL at not one, but *two* properties. We are going to be capturing a ton of behind the scenes to share!

Our other big short term rental project is local - a five bedroom home in the Geist area. We are creating a subtle "Indy 500 through the years" theme on this one and I wanted to share the design board for one of the bedrooms here. So excited to walk our client through all the concepts tomorrow!

On top of staging installs and de-stages we are also getting ready to book another STR project in Kentucky! It's been a wild month to say the least!

I am looking forward to attending the inaugural .staging.collective staging conference this coming week in Tampa!! 🌞 Being a part of such an amazing group of staging professionals and diving deep on professional and business growth is always something I enjoy! Can't wait to meet everyone. I'll be working on Wednesday the 3rd once I get settled at the hotel and then will be slower to respond during the conference days (Thursday-Saturday).

I am then taking the opportunity to fly over to Portugal 🇵🇹 to meet my husband on his work trip! I'll be completely off line for the weekend of the 7th as I fly over, but then will be working that full week. (Just a reminder I'll be 5 hours ahead, so still might be a little slower to respond to messages). I fly home on Monday the 16th, so again off line then and taking the 17th to settle back in and get caught up.

Kolbie my incredible staging assistant will be managing the staging installs and de-stages while I am out so it's mostly business as usual for us! 🌟

Hey all! I hope everyone is having a suburb day!!

I wanted to *finally* take some time and introduce you to Kolbie, my righthand woman here at Koti Design Co! Kolbie is also my hair stylist and we'e known each other for years. She started working with me last November after we were talking about the business and she was sharing that is was looking for a side-hustle. (We had already talked about house projects and her love for interior styling over the years). Timing was *perfect* as I had been thinking about bringing someone on to work with me.
‍
Kolbie is involved in all our staging projects and leads the charge on most everything in our storage space! She is has fantastic organizing skills, gets things done, and matches my energy on a daily basis. I literally could not do this without her!
‍
As the company has grown she has managed installs and de-stages solo (along with our moving crew) when I've been out of town or tied up in other parts of the business. She will be taking on more of those in the very near future and I can't wait to continue to build this company together.
‍
Kolbie lives in Anderson with her boyfriend and her three puppers. She is a super creative, not afraid to tackle any project, let's make it work go-getter!
