✨In June’s single-family home market in Northeast Florida, the number of closed sales dropped a bit since May 2024 statistics, while the percentage of list price received was flat and pending sales were down. Meanwhile active inventory are up and new listings remained level giving buyers a wider selection of homes to choose from this summer for the first time in years.
✨ At Best Coast Realty, we are seeing most homes appraising right at or slightly under the contract price and the contract price seller's accept is slightly lower than list price.
✨The Housing market is trending more towards a buyer's market due to the higher inventory and more days on market that a listing sits before going under contract.
✨Interest rates are still hovering close to 7% but buyers are making the move to start buying. And, most buyers are feeling a bit more in control since sellers are often providing more buyer concessions than the crazy days of 2020-2022!
