I know some of you probably have seen the updates to real estate that have been going on. There's a lot of chatter about what that means for you. There are two main changes that will affect you as a buyer/or seller. Please feel free to reach out to me if you plan to do either of these and I can go over them with you!
BUYERS:
Legally a realtor can no longer take you to see a house unless you have a written agreement of compensation. In the past, the sellers always offered the compensation and we could take you to see anything you wanted without a legally binded document. That has changed. I can no longer take you to any home unless we sign something. It could be just for that day or just that one house if that makes you uncomfortable! I am never pushy. This makes the negotiation on compensation for a realtor be between the buyer and agent (which can be paid out of the house loan like it always has, as a credit from the seller, or as an additional deposit from the buyer)
SELLERS:
When we would chat, we always talked about what you were going to pay me for my services and what you were going to offer for a buyer agent. This percentage then was put in the MLS for all buyer agent's to see. That field on the contract and MLS is now gone. That does not mean you will not be offering any compensation to a buyer agent, it just would come in the form as an optional seller credit rather than required. Buyer's offers will have what amount their realtor wants to be paid as part of the offer negotiation.
Truthfully, this is new for all of us. It completely changes the real estate landscape. I expect agents to try out a lot of methods the next few months as we get used to it and then it'll settle into a new "normal." If you have any questions about your specific situation, please reach out!

Hot Take: Home upgrades before selling can be completely unnecessary.
Here's why: Not all upgrades are created equal.
For example: Sellers refacing their cabinets. While this update will look great, the expense of the project is likely not necessary for the sale.
The truth is some changes won't significantly alter buyer interest or selling price, especially if they don't align with a buyer’s taste or preferences.
So, before you rent the sander or swing the hammer, work with your agent to strategize on the best investments to maximize your home's value.
