How God really did His thing on this one :
1. We beat out multiple offers one of which was $10,000 over our offer price due to the creative offer I advised.
2. This home is going to a family that serves our country in the armed forces and is a VA loan.
3. This home appraised $11,000 higher than what my client is paying for it and is already back and accepted by underwriting only a week and a half into the deal.
4. This is the one and only home we looked at.
5. This is my first high school friend that I am closing. Technically elementary school friend too.
6. One of the cleanest inspections I have seen in my career.
7. Will be used for multiple family members.
8. Provides all of their wants and needs.
9. Sellers are willing to leave anything the buyers need.
10. There is a fun fireplace that was converted to be an aquarium in the living room.

It’s been so long. I missed my bro and sis. We sound like old people this time we got together but it was amazing.

I know it’s not a big deal for other people especially in the brokerage that I’m at but I finally have my largest real estate deal pending to date and in an area I have been trying to break into🙌🏾🙌🏾🙌🏾🙌🏾. After almost 10 years I finally hit a price point I have been aiming for since I started. Felt like I was in my Jacob Era. I prayed to God and kept knocking and wrote about this. I promise I could show it to you. I have been praying to God for new territory , for clients and deals like this. And let me tell you when you pray for new territory it will be a time where you are places you have never ever seen or imagined . Super uncomfortable and unfamiliar BUT GOD 😩🫶🏽😭.

I’m so glad I redid my vision board in May. I always pour into others real estate careers even when it isn’t my responsibility. I love real estate. I love helping others with their careers too.
