Sales volume also increased by 5%, with homes selling faster (median days on market decreased to 17 days). Conversely, condominium sales declined by 5%, despite a slight increase in median prices to $510,000. Overall, while the single-family market appears robust with rising prices and quicker sales, the condo market is experiencing some challenges with slower sales activity.

➡ Rental inventory for single-family homes is tight at 2.1 months of supply, indicating high demand. Condo inventory is more balanced at 3.5 months supply.
➡ Single-family homes are renting quickly, with an average of 21 days on market. Condos take slightly longer at 30 days.
➡ Rental yields are attractive, with single-family homes averaging 4.2% and condos at 5.1%. This makes Oahu an appealing market for real estate investors.
Overall, the Oahu rental market remains strong, with steady demand and rising rents for single-family homes. The condo market is more balanced but still offers solid returns for investors.

The anticipated conforming loan limit for single-unit properties in Hawaii for 2025 is expected to rise to $1,203,975, an increase from the 2024 limit of $1,149,825. Although the Federal Housing Finance Agency (FHFA) will officially announce these limits in November 2024, many lenders are already beginning to accept applications based on these higher anticipated limits.
