Got to grab lunch with one of our favorites, Laura, over at Big House Construction last week. We truly can’t say enough good things about the level of expertise, dedication and care both she and Big House have consistently provided for our clients.
Months ago, every Sunday was focused on building the best possible foundation and resources not only for ourselves but also our team. Weeks of 12 hour Sunday sessions full of planning and brainstorming finally brought .realtor and I to scheduling tons of calls with local contractors as we still felt we were missing that “special something” to provide for our clients outside of transactions.
Within the first few minutes on Zoom, Laura had finally brought the same passion and care for her clients, and we knew it was a good fit. Q: What happens if I buy a home this year, and then rates drop?
Mortgage rates are currently on the rise, leaving home buyers wondering: what happens if I lock in a rate of 5.8% and then rates actually drop before the end of the year?
Although it's unlikely -- rates have increased by more than two percentage points in 2022 and economists predict that the 30-year fixed mortgage rate could land between 4.8% and 7% by the end of 2022 -- here's how a mortgage rate lock works:
A lock-in or rate lock on a mortgage loan means that your interest rate won't change between the offer and closing, as long as you close within the specified time frame and there are no changes to your application.
A rate lock is a two-way street: when you lock in your mortgage, and then rates rise, you get to keep the lower interest rate. But if you lock in a mortgage and rates fall, you are already committed to the higher rate. If the latter scenario were to occur, here's what your options are:
1) Ask your lender about a “float down option.” You'll have to pay extra at closing, but even with the upfront cost you'll probably save money in the long-term by paying less interest.
2) Cancel your application and switch to a lender who can offer you a lower rate. Every bank offers different loan programs. However, keep in mind that switching lenders last minute means starting your loan application process from square one, so make sure the new rate is low enough to be worthwhile.
The third option is to move forward with your deal, and plan to refinance in a year or two when interest rates have stabilized at a much lower rate.
