Here’s the breakdown on how it’s determined ⬇️⬇️

✨ Credit Score: Lenders check your credit score to assess how responsible you’ve been with borrowing in the past. A higher score can get you better interest rates.

✨ Income & Employment: Your income and job stability are crucial factors. Lenders want to see a steady source of income to ensure you can make your mortgage payments.

✨ Debt-to-Income Ratio (DTI): This ratio compares your monthly debt payments to your income. Lenders prefer a DTI below 43% to ensure you can handle mortgage payments along with other debts.

✨ Down Payment: The size of your down payment also plays a role. The larger your down payment, the less you need to borrow, making you less risky for lenders.

Once these factors are reviewed, the lender provides a pre-approval letter, stating how much you’re eligible to borrow and the terms of the loan.

Shifting jobs while buying a new home? Our Future Income Program gives you the opportunity to qualify using just your job contract or offer letter while waiting for your traditional 2-4 months of past pay stubs! 🏡✨

You will need to provide your anticipated income details through the form of an offer letter or contract, and submit a pay stub from your new job within 30 days after closing to protect your interest rate and avoid post-closing costs.
