It's a highly unusual housing market, with home prices hitting new records, but transaction activity at 2008-2010 levels and mortgage rates at 20-year highs. Here's my weekly update on national and local housing news - let me know if you'd like more information!

The number of homes for sale nationwide has fallen ~50% since July 2019. And in many cities, the decline over the same period is 60-80%! We need lower interest rates (to free up 'locked-in' sellers & improve affordability for buyers), but apart from inflation, the macro data hasn't been helping us. Never a dull moment in Real Estate. Listed on late Thursday, then a huge storm blew through and left a tree on top of this adorable lake cottage. The tree was cut & removed over the weekend, Monday afternoon the roof and gutter were repaired. Monday night showings started, received offers, and CLOSED YESTERDAY! The buyers are wonderful, the agent is great to work with, but my sellers are truly the BEST! It was bittersweet to leave behind the little get-a-way property they, their family and friends loved, as well as great neighbors and an amazing lake life. From start to finish, 11 days and the new owner has enough firewood for at least a year!

Case-Shiller, Black Knight, CoreLogic - they're all saying the same thing: home prices are "almost universally" rising again across the country. If you're waiting for prices to fall significantly, you could be waiting a very long time indeed. And don't forget that there's a very real 'cost of waiting' when home prices are moving upward.
Home price declines may already be over. The Case-Shiller index showed that national home prices increased for the 2nd-straight month, with most of the big cities posting gains. Meanwhile, good news on the debt ceiling and Fed commentary about potentially 'skipping' a rate hike in June helped send mortgage rates back below 7%.

Pending and Closed Sales Fall, Inventory Rises in April
The Monthly Housing Indicators for Georgia are in for April. Both Pending and Closed Sales declined. along with New Listings. Both Median and Average Sales Prices were flat, with just under one percent increase year over year.
New Listings decreased 17 percent to 14,245
Pending Sales decreased 15 percent to 11,596
Closed Sales were down 24 percent to 10,424
Days on Market increased 65 percent to 43 days
The Median Sales Price increased one percent to $348,000
The Average Sales Price increased one percent to $410,133
Inventory levels increased 33 percent to 23,075 units
Months Supply of Inventory was up to 2.1 months
Looking at the Housing Supply Overview – which takes a closer look at key metrics in relation to price range, property type and bedroom count – the property type with the largest price gain was the Single Family Homes segment, where prices increased 10 percent to $350,000.
The price range that tended to sell the quickest was the $200,000 to $299,999 range at 31 days; the price range that tended to sell the slowest was the $124,999 or Less range at 49 days.
The property type that gained the most inventory was the Townhouse/Condo segment, where it increased 32.9 percent. That amounts to 2.0 months supply for Single Family homes and 2.1 months supply for Townhouse/Condo.

Good news on inflation (both CPI and PPI) in April is good news for mortgage rates too! It's looking more and more like the housing market could really heat up this summer. If high mortgage rates kept you on the sidelines in 2022, make sure you're ready to pounce before everyone else gets the same idea. Buying a home is one of the best ways to build wealth long-term.
Home prices have bottomed nationally and in all but a few cities. The Fed raised rates for (almost certainly) the last time; now the question is how quickly they'll have to start cutting rates if the economy begins contracting. Sellers - you can still get great prices. Buyers - watch out for the rush of demand if mortgage rates drop further.
