I’m sure you see these posts I make all the time about “cleared to close in ___ days.” But what do they mean??
This means the time between initial approval and final approval. And at other lenders, this can take up to 3 weeks while we wait for the appraisal, clarifying documents, and title work to be completed. But here, it took 8 DAYS!
That’s the difference when you work with me. You get 100% honesty, and you get some insane speeds. These buyers are incredibly relieved because instead of having to wait for weeks while their loan is being worked on, they know it’s cleared to close and ready to go ALMOST 2 WEEKS before the closing date.

A question I get asked a lot.. Can my mortgage payment ever change?
Yes it can! Property taxes and homeowners insurance can change yearly. If they increase (or decrease), your payment will change accordingly.
Another reason that your payment might change, is if you have an ARM (adjustable rate mortgage). These types of loans have a set rate for a set period of time, and after that time, your rate will go up or down according to an index.

Whenever I talk with a potential client, I always get the same questions about rates, whether they should wait to buy or not, etc.
And I always say the same thing.
You can wait to buy, but if you’re doing it based on rates to potentially fall, you’re making a mistake.
But WHY?
Because you’re missing out on HOME APPRECIATION! If you wait for rates to fall to 6%, which who knows when that’ll happen, you’ll be missing out on $50,000 in appreciation. And if you decide to wait? Your payment will be $50 more expensive, even if rates fall.
And honestly, who knows when rates are going to fall. “Experts” have been saying the “bubble” is going to pop for YEARS. Nobody has a clue, even experts. Go with your gut. Getting your family into a home is better long term. Even if values tank in a year, you only realize that loss IF YOU SELL. I’d much rather buy now and hold that investment vs. buying later and potentially losing out on appreciation and having a higher payment.

Can I buy a home if I have credit card and/or auto loan debt? ABSOLUTELY!
It’s very common to buy a home when you already have other debts. When we calculate your debt-to-income ratio, we calculate all your current debts, plus the new proposed mortgage payment. We have to be below a certain percentage though, so the more debts you have, the lesser of a loan amount you’ll qualify for.
