The Montgomery County real estate market kicked off 2024 with significant momentum. In January, the number of listings surged by 29.1% from December, suggesting a healthy increase in inventory. However, when compared to the same period last year, the inventory is still down by 13.3%.

🔍 What's New in the Neighborhood?

📉 New Listings: A bit of a slowdown, folks! We're at 570 new listings for November - that's down 33.4% from October and 10.2% from last November. This year, we've listed 8,950 homes, trailing behind 2022's figures.

📝 New Pendings: Pendings are catching a breather too, with 561 in November. That's a 21.3% dip from October and 13.6% down from last year.

🏡 Closed Sales: We've wrapped up 613 sales this November, a slight nudge down from the previous months but still buzzing.

💰 Median Sold Price: Holding steady at $417,640. That's a reassuring 8.1% bump from last November!

Spotlight on Detached & Attached Homes
🏠 Detached Homes: The median sold price is $469,000. Homes are flying off the market in about 18 days! Though, new contracts have seen a bit of a dip.

🏢 Attached Homes: These are the stars this month! Median price at $350,000 and an average selling time of just 16 days. Demand is high, and the market is responding!

We're seeing some shifts with fewer listings and pendings, but stable prices are a sign of a resilient market. This aligns with the slowly declining interest rates - good news for buyers and sellers alike!
