If you've noticed a surge in real estate activity around Seattle and the Eastside, you're not mistaken. The market is indeed heating up! Homebuyer demand is soaring, propelling home prices to rise. In fact, on the Eastside, the median sales price increased 14% in March and 48% of the homes sold in this area were sold for above the list price.

Many home buyers are still concerned about interest rates, which have more than doubled in the last 18+ months and impacted affordability. Payments have doubled and we understand the fear and uncertainty this has created. However, in a recent Seattle Times article, it was noted that the rate of appreciation from April 2023 through April 2024 for single-family homes is up 12%. We believe that we will continue to be in an appreciating market for the next 24+ months.

Consider this: A loan amount of $1,000,000 may be double now, and cost approximately $60,000 more in annual payments, but the rate of appreciation on a home price of $1,000,000 is $120,000! Waiting for interest rates to "fall" may not be the best course of action for our buyers!
