As many of you know, one of my specialties in real estate is working with seniors who are downsizing. Our local real estate market is showing seasonal strength, with most areas experiencing increases in sales compared to both last month and last year. Despite rising interest rates, which can impact both buyers and sellers, the number of closed transactions has been on the rise for three consecutive months indicating that both buyers and sellers are adapting to the changing interest rate environment. ๐ก
๐๐ฆ๐ฒ๐ฎ๐๐๐น๐ฒ ๐ฆ๐ฐ๐ฎ๐ฟ๐ฐ๐ถ๐๐: Seattle saw a decrease in residential inventory last month, leading to increased competition among homebuyers for desirable properties. The median sold price of a single-family home in the city was $997,900 in April, showing a 13% increase from the previous year. Additionally, 68% of closed transactions sold at or above the listing price, highlighting the competitive nature of the market. Condo prices in Seattle also saw an increase, reaching a median of $599,000, despite a higher number of units available compared to last year.
๐๏ธ๐๐ฎ๐๐๐๐ถ๐ฑ๐ฒ ๐ผ๐ป ๐๐ต๐ฒ ๐ฅ๐ถ๐๐ฒ: On the Eastside, single-family home prices rose to $1,677,500 last month, marking a 16% increase compared to the previous year. A significant portion of these sales closed at or above the list price, reflecting strong buyer demand. Condo prices on the Eastside also experienced a notable increase of 17% year over year.
In this market, buyers who find a home they love will need to be ready to compete and willing to stomach rising interest rates. ๐There is some market optimism that the next four to six months will see higher levels of for-sale inventory that will have an impact on stabilizing price levels. In the meantime, prospective home and condo sellers will likely continue to encounter strong interest and offers from buyers, along with fast market times. ๐

Have you received phone calls, texts, and mail from agents, developers, builders, or investors offering to buy your home or say, โwe have a buyer for your homeโ? ๐๐ฐ
Many of my clients and friends have reached out to ask me about these offers they are receiving and whether or not they are legitimate, so I thought this would be a good time to discuss this.
There are legitimate agents who market this way, but I have found that the majority of these people are cold-calling, texting, or sending out tons of marketing material in hopes of getting a home listing, and they donโt necessarily have a "real buyer." ๐ง
Builders are actively searching for properties, and while many of their offers are legitimate, their goal is to acquire land at the lowest possible cost. ๐๏ธ For instance, a recent situation involved a past client selling her parent's home in Kirkland. The property boasts a prime location and a spacious, level lot. My client had received tons of potential offers but, called me for help in navigating a sale. Initially she was offered $883,000 by a builder, however I was able to bring in other builders and generate multiple offers. We were able to negotiate, and that same builder upped his offer price to $1,100,000. Had the family sold to the builder directly without my help, they would have left $217,000 on the table.
Builders are also notorious for conducting feasibility studies, which are negotiated timeframes that are usually 10 to 30 days long. These studies are similar to inspections, but builders use this time window to determine their highest and best use for the property. Often, builders try to renegotiate the sale price during this feasibility window.
In my experience, it is almost always in your best interest not to sell directly to a builder or developer or do an off-market sale, but to put your home on the MLS with a good agent, where the open market will bring you the highest price and best terms. ๐โจ
