Professional Realtor friends...for those of you who refer home inspectors to your clients, do you ever check to see if they are actually licensed?
Came across a home inspector in our area who's license expired nearly two years ago. Since the expiration date of his Tennessee home inspection license, he has participated in agent educational functions, posted info about his home inspections on his page, added a few reviews to his Google business page. ( a couple of nice 1 stars as well)

Be careful. If you were to refer this guy (who can't possibly have insurance without a license) and he were to be sued, who else do you think is going to be named as a defendant when the plaintiff's attorney realizes that this yahoo isn't insured?
