Baseball has always had a special place in my heart, and my Father’s love for the game and his favorite team, the Los Angeles Dodgers, is a legacy I carry forward.

As a kid, and a young man, I played a lot of baseball growing up in the Crescenta Valley area.  As a parent, I was lucky to have an opportunity to volunteer as a coach and board member for the Crescenta Valley Little League and help create and support both the CV Crush and Crescenta Canada Baseball Clubs.

As a local businessperson and Real Estate Broker, I get a great deal of satisfaction and enjoyment in continuing my passion for the game as a donor and sponsor of the Crescenta Valley High School baseball program ( ) and Crescenta Valley Little League ( ).

Through my financial support and that of other sponsors, the historic Stengel Field located in Glendale is a first-class baseball stadium and remains the premier baseball field in the Northwest Los Angeles region.  The CVHS and the Glendale College baseball programs are two of the top high school and junior college programs in Southern California.  It has been an honor to support their home field and their programs for many years.

At the little league level, the “McNevin Real Estate” team played its inaugural season in the Majors Division and displayed grit and a competitive spirit throughout the season.  It was a great time watching the team play at Montrose Park, and supporting the players, parents and coaches.  

The best part of my job as sponsor and fan was in providing post-game snacks and gift certificates for ice cream from to each of the players at the end of the season.

Thanks again to all the coaches, players, umpires, volunteers, and especially the parents for the time and commitment to maintaining a vibrant baseball community in my hometown, the Crescenta Valley.

It is also around this time of year that we see listing inventory pick up and buyers eager to start their home search simply because of the weather. But why is that? Here are some areas of influence for buyers:

🌴Backyard Paradise - Buyers are eager to have their own personal oasis to escape to, rather than fighting the beach crowds.
🏊‍♂️Spaces to Entertain - Most buyers are seeking a space to host friends and family this time of year.
🏘️Neighborhood Amenities - If they can’t find a home with a backyard for the above, it’s important to them to be close to local restaurants and maybe a community pool. Having amenities nearby could sway a buyer’s decision regardless of the state of the home.
📚School Schedules - July is the first full month when schools are out. So before the school year starts again, buyers often try to get into their next home.

You may have noticed recent headlines have misconstrued how real estate agents’ compensation impacts the rise in home prices. According to a study by Bright MLS in April, there is a slight yet noticeable connection between agent compensation and the listed price. The overall indication is that higher compensation offers to buyers are linked with lower list prices for similar homes. Home prices continue to be influenced by property features, neighborhood, housing stock, mortgage interest rates, demographic trends, & conditions in the labor market.

On that note, rates have once again surpassed 7 percent. According to April data from NAR, existing home prices saw a 4.8% increase YOY in March, while home sales decreased by 3.7% over the same period.

The U.S. housing market continues to be constrained by low inventory, falling short of annual consumer needs by approximately 4 million homes. We can anticipate ongoing sluggishness in new construction, in part due to restrictive local zoning ordinances. Nonetheless, some relief can be anticipated in the second half of the year, as declining mortgage rates assuage the “locked in” effect created during the pandemic era’s historically low mortgage run.
