You may have heard... the real estate market is shifting. What does that mean? In our neighborhoods, not so much. There is still a serious lack of inventory. In September, we see all of the numbers slightly decline. With interest rates being as high as 8% now, it's definitely showing to impact the market. Regardless, homes are still selling. Many home buyers are taking on ARMs (Adjustable Rate Mortgages) to lock in the house at a lower, more manageable interest rate with the intention to refinance when interest rates come back down. This is a great financial tool if now is the right time for you to buy. Here is the breakdown for Crescenta Valley areas (La Crescenta schools areas) for July, August and September:

July:

Single Family Homes Sold: 30

Average Sold Price: $1,261,350

Average Sold Price Per Square Foot: $832

Average Bedrooms: 3

Average Baths: 2

Average Sq Ft: 1564 sq ft

Big news as Fannie Mae and Freddie Mac schedule an increase in loan limits. This coming together as home values continue to skyrocket. It will allow those homebuyers with smaller down payments to qualify for a higher purchase price, as long as they can afford the monthly payments.

Did you know? Often people need the equity in their current home to use as a down payment in order to qualify for a home loan on a new home. There are multiple ways to make this come together.


1) You can sell your home contingent upon finding a suitable replacement home.

2) You can use a bridge loan to purchase your next home. Move in. Then we can prep your old home for sale. After you receive your proceeds, you can refinance to add the funds to your new home.

3) You can sell your home and rent while you wait for the perfect home to come on the market. When it comes on the market, you will be ready to bid on it.

What doesn't work in this market when you want to upsize...

Unfortunately, writing a contingent offer (upon the sale of your home) does not work well. Unless you are willing to be very patient. It can take years before the right scenario aligns to allow a contingent offer to be accepted.

As I sit in front of my laptop working this morning, I realize this is the first Monday in over 1.5 years that my kids aren't home. They are loving being in school. I am so grateful to all the teachers who have risen to the craziness of the last few years and helped kids thrive. Hope all of the teachers out there feel appreciated!

SOLD! A big congratulations to my friends who just bought this amazing unicorn home. When we first sat down to discuss them buying a home... they asked me for a single level, 4 bedroom house, with a big kitchen, a 2 car garage, a workshop (or room for one) and a nice size lot with room for a basketball hoop. A Webster Wiley home would be a plus. Well, it doesn't happen often but once in a while, a buyer gets exactly what they asked for. This house has all of it AND so much more. So excited for them and grateful to have been on this home journey with them!

I had the best day in real estate yesterday. First, I closed escrow on an amazing home for friends who patiently waited for their unicorn home. Such an amazing home on a gorgeous lot! We competed against many offers, including some cash.
Then I got the news that another buyer's offer was accepted. We won against 15 offers. This was the first house they wrote an offer on! It is so rare to get your 1st offer accepted in this crazy market. Big congrats to both of my buyers, so happy for them!!

What do you prefer?

Now that life has opened up more, open houses are allowed again! I've been hearing mixed feedback from my current clients. Some love open houses, others want to keep private showings.

When it comes to sending listings to my clients... I don't like to have the MLS send listings automatically, I love to hand pick which listings to send my clients. I know what my clients are looking for and don't like wasting their time reviewing homes that don't fit their needs.
