Home Buyers and Renters
There are lots of Agents putting out content on “Should You Buy In This Horrible Market?”
So, to help you, when thinking about buying, possibly paying a higher mortgage payment than rent, and let's not forget the high 7%+ mortgage rates, I put this graphic together.
No matter what, you are likely going to have a higher mortgage payment than what you could find a rental for. This whole chart is based on paying a 33% higher mortgage payment over the possible rental costs.
This is all estimated, but here are the pieces to the equation, I used a 10% Down Payment, the Same $1500 for home insurance, and a rate of 1.25% for Property Taxes.
THE BENEFIT OF BUYING IS 100% CLEAR
Just look at the middle option of paying rent for $3500. IF that renter “invested 33% more paying a mortgage of $4655 in 5 years they would have about $245K in equity.
BONUS: That $245K of potential equity is after subtracting the $69K of 5 years of the higher payment amount.
Owning a home, even with a high mortgage rate, is still very profitable over time, even with a 7% mortgage rate.
And remember, you have to live somewhere, it might as well be somewhere that is increasing your Net Worth…

Every time I do the math for the Southern California VeloDream For All program I find benefit after benefits after benefits!!!
So many lenders "that can't offer this program" are saying its a RIPOFF.
Maybe but I can't seem to figure out why they are saying that.
Look at this graphic. You can see that by using the DFA loan program you will be able to buy a significantly better property with the additional money from the Silent 2nd DFA loan, and even after repaying CA their 20% if you sell or refi, you are earning the exact same amount of equity for the loan you financially qualified for
However, you will have been living in a much different home and you will have a huge headstart on increased equity growth in 10 or 15 years.
