Here’s what you need to know!
In Oregon, active housing inventory (how many homes are available for sale) shot up by 32% from June 2023 to June 2024.
That sounds great, but get this: it's still 22% lower than pre-pandemic levels in June 2019. This ongoing shortage means fewer houses available, despite the recent boost in inventory.
Higher mortgage rates, compared to pandemic lows, are also making home buying less affordable. The market hasn't caught up with demand, leaving buyers with limited options even with more homes on the market.

Here’s the scoop on Portland’s Q2 2024 housing market!
👉🏻 NUMBER OF HOMES SOLD:
Portland saw 5,023 homes sold, up 4% from last year and 56.6% jump from last quarter. High mortgage rates are keeping many buyers cautious, even with more homes available.
👉🏻 MEDIAN SALES PRICE:
The median sales price hit $605,000, a 1% increase from last year and 6.1% increase from last quarter. Low supply is driving prices up, and buyers are confident prices will keep rising.
👉🏻 MEDIAN DAYS ON MARKET:
Homes spent a median of 10 days on the market. This is 3 days longer than last year but 25 days faster than last quarter, showing strong demand and quick turnover.
👉🏻 NEW LISTINGS:
Portland saw 9,760 new listings, up 3.6% from last year and 38.3% from last quarter. Despite high rates, sellers are moving forward with their plans.

The numbers are in for Portland’s real estate market update!
In Q2 2024, the median sales price for homes reached $605,000. That’s a 6.1% jump from last year and a 1% increase last quarter.
Despite more homes being available, prices are still climbing. This tells us that demand has remained strong. Plus, buyers are confident that prices will keep going up, with a sale-to-list price ratio of 95.9% in June 2024.
