It's important to thoroughly understand the local real estate market, current interest rates, buyer and seller trepidations, the economy, forecasts, and trends. Being up to date on these data points allows us to provide relevant information to our clients, helping them make well-informed buying and selling decisions. Top agents focus on education and delivering a highly analyzed, articulate view of the market. Many agents tout their concierge service, but their explanations of what this means often lack any reference to market knowledge, which is a concern. While it is true that concierge service can include watering plants and is valuable, delivering insight backed by your investment in learning and experience is actually invaluable! Part of the journey from novice to mastery in real estate involves transitioning from being just a salesperson to becoming a market expert. How can you do this? Spend 10-15 minutes daily to review local MLS data. Keep track of the sold data, appreciation, or depreciation in areas where our buyers are looking or where you have listings. Monitor days on the market and look for opportunities for your clients. Set up automatic property alerts for your active and potential buyers and sellers. Sellers need to see what is happening with their competition and in their area. You need to review it as well. Our MLS provides statistics on lockbox access. If there are 20,000 lockbox openings in a week and a seller hasn't had a single showing, it might be time to change the approach. Communicate this data to your sellers often. Know exactly how a .5% increase or decrease in interest rates can affect your buyer. For example, at 7.375%, my buyer can purchase a $550,000 home. For the same monthly payment, that same buyer can purchase a $578,000 home if rates are 6.875%. Religiously watch rates. Connect with your buyers. Know the appreciation in each market you service. Look at it on a micro level—be neighborhood-specific. In my coaching, buff.

Perspective and the rearview mirror.....keep both of these in mind as you read this.⁠ ⁠ Mortgage interest rates averaged 7.38% in 1972. ⁠ ⁠ They averaged 16.63% in 1981.⁠ ⁠ 10.13% in 1990.⁠ ⁠ In 1998, they averaged 6.94%......finally below the rates in 1972. ⁠ ⁠ Never at any point in that 26 period were the mortgage rates below 7.38%. ⁠ ⁠ What am I going to say next? Well, the obvious is don’t wait for rates to come down because you never know when or if that will happen. So, the people in 1972 who decided to wait to buy a home until rates dropped would have had to wait for 26 years for that to happen.⁠ ⁠ Here are some other stats to consider. ⁠ ⁠ In 1972, the average price of a home in the Portland Metro area was $26,700.⁠ ⁠ In 1981, it was $76,800.⁠ ⁠ In 1990, it was $96,000.⁠ ⁠ And in 1998, the average home price in the Portland Metro area was $181,000.⁠ ⁠ Forget about the people from 1972; let’s just focus on the people from 1990. ⁠ ⁠ In 1990, the average mortgage interest rate was 10.13%. If those people waited until 1998 to buy a home, when rates were lower, they effectively lost out on almost doubling their money because home values almost doubled in our market during that time frame. New home versus resale? Which is right for you? Some buyers know that they only want to purchase new construction and others really weigh the differences between purchasing a new home versus a resale. For buyers that have their hearts set on certain neighborhoods, resale may be the only option. Newly constructed homes may be in short supply in many areas. If energy consumption and green building initiatives are important there are actually arguments on both sides. Homes built today have much different energy standards and will meet or exceed Energy Star performance and often come with energy certificates for roofs, windows, appliances, etc. On the other side of this, is the idea of reusing and renewing an older home. Conservation of older homes is a priority for many. New builds often offer a more modern floor plan that meets current needs better than older home layouts. Does staging work? Yep! Do all brokers or teams have an in-house staging company and offer it as a complimentary service to all sellers? Nope. Why do you offer this service to your team and clients? I have always felt that this was something that we should be able to offer our clients as a part of the marketing that we do. I also really love to shop and decorate spaces Having a warehouse full of staging furniture and accessories is great! It offers us such flexibility when it comes to getting our client's homes ready for the market. And shopping falls under the guises of work-related activity. More importantly, I know we net our sellers more money in a shorter period of time with our staging! Do all brokers suggest staging to their clients? Nope. In fact, when the National Association of Realtors surveyed brokers, 82% of buyer's agents said that staged homes were easier for a buyer to visualize as their future home than homes that were not staged BUT in that same poll, only 31% of agents stated that they have staging done on all of their listings. What Are The Biggest Seller Mistakes?
Sellers - prepping and pricing are super important. You have to make sure your home is in the best possible condition when you put it on the market. A home needs to be clean. It needs to be free of clutter and you should make as many repairs as possible before putting it on the market. Staging is an important part of the process. Find a broker that has the ability to help with getting your home ready for sale and one that will be honest with you! I see so many homes on the market where nothing has been done to get them ready to show. I absolutely question the broker in this situation. We are in such a visual world these days. Your broker should be guiding you here! Studies show that most buyers will discount a home online and never even go to see it if does not appeal to them at first glance. Look at home prices around you, get out and look at other homes on the market, and pretend you are a buyer. Objectively look at how your home compares with others in the price range that you are hoping to be in or that your broker suggests. Zillow, Redfin, and Trulia are not pricing authorities. They are using nothing but algorithms. They have never seen any of the homes that they are providing a valuation for. A properly priced home in good condition will sell faster and for money! Last year, our real estate market was unprecedented and admittedly homes were selling for more than many real estate professionals ever thought possible. As the market has settled a bit, pricing has become increasingly more important. Price and condition go hand in hand as the two most important things to get right when you hit the market. The true market value of any home is what a buyer is willing to pay for it. Many buyers are not even interested in looking at homes that they deem as overpriced. Some feel that it says that the seller is unrealistic and they don't want to deal with that. A home that is presented poorly in photos with no attention taken to getting it ready to sell can be interpreted by a buyer as a home that has not been well maintained. If your home is sitting on the market beyond the average number of days for homes like yours, it may very well be overpriced or overpriced based on the condition and how it is being presented.

How Do Real Estate Commissions Work?
Real estate commissions are generally paid by the seller as a seller expense. The fee for this is set when a home is listed. This commission is then normally split with the company that brings the buyer to the transaction. Keep in mind that real estate brokers do not get paid until a home or property sells and there are a lot of upfront expenses. Board dues, admin fees, staging costs, and on the selling side there are expenses for photography and marketing. There are costs involved in website creation and maintenance. When looking for a broker to help you sell your home, make sure they have a marketing and advertising budget. Putting a sign in the yard and putting a home in the multiple listing service IS NOT marketing a home. Those are simply two steps in the process but you deserve more as a seller! If you are a buyer that is interviewing agents to work with. Spend time finding a good fit and stick with that broker provided they are doing the job they said they would do. Not sure how you could be effective for any client and truly run a real estate business by working in the business part-time. In active markets, you need to be looking at property daily in order to get your buyers in, and to be able to really build a business, you need to be working daily to fill your pipeline. Buyer tip - keeping your credit clean and unchanged from the time that you make your mortgage application until you close is super important! Paying credit cards and debt down is always a positive BUT check with your lender before making any large payments. Most importantly, don't run your credit up! This can have a hugely adverse effect on your purchasing ability as well as your ability to purchase a home. As a general rule you should not make any large purchases before closing on your home. The new furniture on store credit needs to wait until after closing! In fact, any kind of purchase other than your day-to-day should wait until after closing!
