The consistent agent WINS every time. Markets fluctuate. Sure, there have been fewer transactions this year. A large number of agents have left the business, others are struggle to figure out what’s next but the good agents are leaning into the opportunity because it opportunity exists regardless of market conditions.

Success is actually pretty simple! It’s not about doing groundbreaking things each day, hitting monumental milestones each day......it’s about having a plan and doing a core set of things with vigor on a very regualr basis.

It's important to thoroughly understand the local real estate market, current interest rates, buyer and seller trepidations, the economy, forecasts, and trends. Being up to date on these data points allows us to provide relevant information to our clients, helping them make well-informed buying and selling decisions. Top agents focus on education and delivering a highly analyzed, articulate view of the market.

Many agents tout their concierge service, but their explanations of what this means often lack any reference to market knowledge, which is a concern. While it is true that concierge service can include watering plants and is valuable, delivering insight backed by your investment in learning and experience is actually invaluable!

Part of the journey from novice to mastery in real estate involves transitioning from being just a salesperson to becoming a market expert. How can you do this?

Spend 10-15 minutes daily to review local MLS data. Keep track of the sold data, appreciation, or depreciation in areas where our buyers are looking or where you have listings. Monitor days on the market and look for opportunities for your clients. Set up automatic property alerts for your active and potential buyers and sellers. Sellers need to see what is happening with their competition and in their area. You need to review it as well.

Our MLS provides statistics on lockbox access. If there are 20,000 lockbox openings in a week and a seller hasn't had a single showing, it might be time to change the approach. Communicate this data to your sellers often.

Know exactly how a .5% increase or decrease in interest rates can affect your buyer. For example, at 7.375%, my buyer can purchase a $550,000 home. For the same monthly payment, that same buyer can purchase a $578,000 home if rates are 6.875%. Religiously watch rates. Connect with your buyers.

Know the appreciation in each market you service. Look at it on a micro level—be neighborhood-specific.

MORE IMPORTANT FACT: You will not last in this business unless you understand that the human element to every transaction may be larger than the transactional element and this you likely did not learn in real estate school.

People are messy, emotions often run high, real estate transactions are becoming more complex by the minute and life can be a lot. Curated social media feeds often paint unrealistic pictures of what being a real estate agent entails. While there are days spent curating beautiful spaces for clients in preparation for photo day and key exchange days are often amazing, there are also nights spent agonizing over how best to help clients through complicated sales due to complicated divorces or working late to find a better, more affordable loan option for your first time home buyers or days spent crying over a listing that became a listing because a dear client suddenly passed away and you are heartbroken over the loss.

Selling real estate is so much more than the transaction. Structure where you can and control what you can!

Our hens seem to be on strike! I'm not sure if it's because of the shift in weather or because they're so busy digging in the dirt. The girls do love the mud, and the rain has given us plenty of that!
