🐍 I hate snakes.
This isn’t much of a secret. I was walking with my wife last night and we saw a tiny baby snake crossing the road… well she saw it as it was near my feet and told me. I’m not proud of what happened next. I’ll spare the details, but it involved a screaming a couple colorful words and high stepping away from the danger noodle. 😱
It was a perfectly measured response… said no one ever.
This isn’t my standard response though. When I am hiking with family or on my own I flip into guide mode. My awareness turns up and I suddenly remember every nature documentary I’ve ever watched. I am able to calmly navigate the path and also pay attention to what needs attention and the goal becomes keeping those with me safe and enjoying the outing. The snake that left me looking like a cartoon drum major yesterday is now just pointed out while I (mostly) calmly communicate that it’s nothing to worry about and may even enjoy seeing. If there is danger, I am able to spot it early and work to avoid it. ⛔️
That’s what a guide is supposed to do, they keep you on track and work hard to leverage their experience for your benefit.
I’m sure you can guess where I’m going with this. 🕵️♂️

This one piece of advice could save you a lot of stress when you purchase your next home.
After you apply for your new home purchase, don’t finance anything new until after you close.
Even if you use deferred financing or promotional options, those new items will impact your debt to income ratios and can impact your approval.
If there is an emergency that comes up and you need to open new credit, speak with your loan officer before doing anything to make sure you’re aware of the potential impacts to your conditional approval.
As with the entire process, communication is key. Communication keeps things moving and helps prevent extra stress in what can be a crazy time.

Rates are holding steady (at least for now).
What does this mean for the mortgage world?
Well, rates didn’t go up, which most of us are happy to hear. 😉
AND the Fed indicated they still expect at least three rate cuts this year which should still place downward pressure on 30 year fixed rates (and other products in turn).
For buyers that are waiting to purchase a home until rates decrease, don't expect that purchasing a home will be more affordable when rates fall.
Lower rates can lead to home prices going up as demand increases from rate-sensitive buyers flooding the market.
If you are looking to purchase a home, now is the time to start. If the home is perfect and the payment is affordable beat the competition out of the gate.
Rates are expected to go down, but home prices usually are on the rise.
A home is more than a roof over your head, it’s a wealth tool that allows you to build equity create wealth.
