Our buyers appraisal came back good on value & no required repairs 🙌🏼
Appraisal time can be nerve wracking for sellers. Unfortunately there’s not much I (or any agent)can do to control the outcome.
I always have a discussion on what to expect & what we CAN do with my sellers;
-Although we expect all appraisers should be following the same protocol’s & guidelines, they are people & we do find differences in how each works. I’ve had 2 appraisers find different values in the same property.
-During the time period of waiting for the appraisal to happen, keep the home clean & well maintained. Sudden scheduling happens.
-I work with my sellers to create a folder showcasing the area comps I’ve used to determine a property’s list value as well as a detailed list of special features & upgrades.
If I cannot be present or the appraiser prefers no one present, I send this via email beforehand.
-Most appraisers don’t care if anyone is home (no kiddos alone) but please give them space to view the property & work as they need. Give them any & all keys to outbuildings when they arrive to view as they’d like. Don’t overwhelm them with information, unless they ask. Also they will be taking pictures, so keep yourselves & pets out of view- lenders do not like people/animals in view.
-Once complete (normally less than an hour), the appraiser will leave to complete their report. Please do not bother asking them what they think while there. Buyers should have the report typically within 7-10 days. Sellers will only hear from buyers (via agents)
We want to hear the home is “At value & as- is”😁
We’re GOOD TO GO!!!
Or you may hear it’s below value & the amount.
Or that it requires repairs.
⬇️In these cases sellers & buyers will need to negotiate further on terms, fight the appraisal or cancel their transaction.
This is an intricate part of any transaction where the buyer is using a lender to purchase the house or if they have an appraisal contingency written in even as a cash buy.
