Tips for the Signer During a Real Estate Closing ~
We book 40 minutes per appointment. Your signing will usually take between 20-30 minutes, even with chatting and questions. If you would like to read the packet in its entirety/have an attorney/family or friend read, please reach out to your loan officer and ask for a full copy of the closing packet to review prior to close. During your closing,
Spanish Speaking Notary!!!!
I’m looking to connect with at least one, preferably a few, notaries in the greater LANSING area and surrounding communities that speak Spanish.
I have gotten calls in the past at random asking if I speak Spanish for GNW. This week I have received three calls. I need some notaries I can refer to when this happens.
I am looking to connect with notaries in the Lansing area so that travel fees would not be prohibitive for the signer.
Feel free to text me your information at (517) 974-8753 or email me at [email protected]
Along with everything else, postage stamp prices are set to rise again in July 2024.
I can recall when I was a kid taping change to the front of an envelope when I did not have a stamp. The postal worker would still take the envelope, put the correct stamp on it and deliver it to the intended recipient. How times have changed.

Post Office to Hike Prices Again Forever stamps, postcards will cost a bit more

Almost daily the comments come in about low fees being offered for loan signings. You also hear each time “you are in charge of your business and only you can determine what you will accept” and “I’m only taking the low fees to get practice and then I won’t any longer” and the famous “someone is taking these signings and that what keeps the prices low”.
I want to challenge each of you to ask yourself these questions…..If this was GNW, how much would you charge:
per notarization?
for your travel fee?
for your printing fee?
for your scanning fee?
for your trip to Fed Ex/UPS?
for your witness if you had to have one?
I will give you my answers:
per notarization?
* $10 is the state fee for MI and it is what I charge unless I give a family/friends discount
for your travel fee?
* My travel fees start at $25 and it is based upon zip codes. That may sound crazy high for someone 15 minutes from me, but that same zip code could also be 25 minutes from me. I am also stopping what I am doing, getting in my car (maybe scraping the snow off it, maybe running through the rain, maybe at 9:30 pm) and traveling to the individual at their convenience. What do you pay for your delivery fee for your pizza, or Uber Eats, to have your groceries delivered?
for your printing fee?
* My print fee is $10 for a reasonable amount of pages
for your scanning fee?
* My scanning fee is $10. Sometimes if I am printing, I will add an additional $5 for the scanning instead of $10.
for your trip to Fed Ex/UPS?
* My travel to the main hub of Fed Ex and UPS, which are located on the same street, is 10.4 miles round trip.
for your witness if you had to have one?
* I pay my witnesses $25, and if I act as a witness on a document I do not charge.
Each individual has to answer their own questions, and each answer will be different. But I challenge you to look at the numbers you list and then look at what is being offered. If it works for you, great, and if not, counteroffer and see what happens. Don’t sell yourself short; you are worth the fees you set.
(side note: I know that signing packages are priced differently than GNW, but some of it does not have to be. This is not a discussion about WHAT is offered, but more about what an individual should accept)
With so much fraud out there, here are four tips to take note of when receiving an email or text message.
Protect your digital assets!
As a business owner, you have a target on your back. From your personal and professional financial accounts to your client info in your CRM - take the steps to protect yourself from a breach or cyber-attack!
I’m a mobile notary in Ingham County and I recently read in a few forums something very disturbing to me.
Someone recently posted they were quoted $1500 for notarizations.
I am not saying this is not a legitimate quote. But I would like to clarify one thing: the Michigan statute states a notary can charge no more than $10 per notarization. (MCL 55.285(7))
Notaries are also allowed to charge a travel fee, disclosed and agreed to in advance of the signing. In addition, there are a few others fees that can be charged as well, also agreed to in advance, such as printing fees, postage fees, etc.
To give an example, my travel fees start at $25. Last week I completed a GNW (general notary work) assignment with 3 notarizations. My travel fee to that specific location was $45. My total charge to the customer was $75. If a notary is quoting $1500, they are either notarizing 150 times, or they have extensive additional costs. In the 12 years I have acted as a mobile notary (I’ve been a notary for almost 30 years) I have never charged ANYONE, individual or company, $1500 for one set of notarizations.
This is simply a PSA to make sure if you are getting a document notarized, you are charged a legal, fair and reasonable fee.
(Side note: If you are able to travel and are a member of a local bank or credit union, check with them first. Often they may notarize one or a few documents for free. Also, your local UPS store may have a notary on staff, so check with them as well. They will charge $10 per notarization.)
With interest rates still being higher than most people like, you will hear the phrase “discount points” often discussed to assist in lowering the interest rate.
This article gives a great description of what discount points are, how the cost is calculated and what you need to look at before you purchase them. https://www.nerdwallet.com/article/mortgages/discount-points
Should You Pay for Mortgage Discount Points? - NerdWallet Mortgage points are fees you pay the lender to reduce your interest rate. Typically, when you pay one discount point, the lender cuts the interest rate 0.25%.

Tell me how you would feel if you hired an electrician to wire your house only to find out what they “knew how to do” was based off an open book test where you can Google all of the answers and also watching YouTube videos.
You hire an electrician because they are trained, tested and certified. You pay for them knowing what you do not.
Normally I am not an individual to make discouraging or harsh remarks, but people, NOTARIAL WORK is not a SIDE HUSSEL, it’s not a GAME, it’s not FAST CASH or GET RICH QUICK. This is REAL LIFE and if you don’t know what you are doing, STOP ✋ 🛑. EDUCATE YOURSELF FIRST. If you are not willing to put the time in to learn yourself (people that say, I got my notary now what do I do?…first of all, it’s a commission, not “a notary”), take proper educational classes and treat this work as a career as important as another career (think someone who has a license that sets them apart with their knowledge and expertise …. Electrician, accountant, insurance agent, nurse…..shall I go on or do you get the picture?), then do the public and other notaries that take this work seriously, GET OUT OF THE BUSINESS. RESIGN your commission. Find something else to do that you will take seriously and that could not potentially ruin someone else’s situation with your ignorance.

What happens if my identification expired?
In the 12 years that I have been a mobile notary, I have run into the situation multiple times where an individual has an expired identification. This usually happens because the individual no longer drives and they let their driver license lapse. It is not always the case, but it makes up a substantial part.
Many times, individuals do not realize that in the state of Michigan, even if your identification is expired by one day, a notary cannot use that as a valid form of identification. Even coupled with a birth certificate or social security card, it still cannot be used. Even though it still looks like the same person, with the same address and everything, it is expired and cannot be used. Even if your attorney knows who you are or the bank knows who you are, a notary cannot risk their commission. Notarizing a document without proper valid identification is illegal, and a notary can not only risk losing their commission, but they can also be financially impacted with fines and penalties.
If your identification is set to expire soon, or has already expired, under resources on our website www.TKSMobileNotary.com, there are links for how to review your driver's license or state ID in person and on-line.
