“DESPITE” rates gone up for 6%.

You know what would happen once they cut the rates?
Please read my last post for the explanation!!

📑📖Easy reading. 📈📉 I still highly doubt they should cut rates.(even though that’ll affect my real estate business).

For those buyers in Las Vegas valley, your chance is now. Once they cut the rates, those potential sellers going nuts and increase the property price, because they have been waiting waiting waiting and waiting for looooong time. The sellers’ easy phycology is… “there! Now buyers can have more loan, so I will add some more price onto my house…!!”.
Buying now is the smart move. (Yes, you wish you were buying in 2021-22)
Even though they may cut the rates in Sep/Nov(Fed said 4 times rate cuts in 2024 in 2023. Already lied about it, so they can lie again), in 2025, they will increase more than now. (Trust me).
Look at the chart. We are still in very lower side in the history. They can’t increase significantly in short time, so they’ll release the pressure here and there, but they need*** to increase the rates more. Don’t be “I wish I would’ve purchased a property in 2024… 🥺”.

Las Vegas is totally different monster for real estate market. Maybe in California, you can wait a couple of years to purchase one, but in Las Vegas, despite the rates gone up for 6%, we are hitting history high property price.

Once they cut the rate…. 💣💣💣🎉🎉🎉

It’s up to you, hurry, September is right there…!
(And for holiday season, they tend to lower rates too, and real estate markets bloom in Nov-Dec).

Phew!! Nope, Las Vegas market is never slow 😎 Many buyers, Less inventories, the house price hit the record despite the interest rate going up for 5.5%. It is Las Vegas cannot compare to any other cities in the USA.

As I’m a realtor, probably every single of buyers ask me this question. “Which do you like, Summerlin or Henderson??”, I am a proud Sunmerliner so my answer is always “Summerlin💯”, and this is the one of the reason why. It changes 5-6 degrease just living west side of town or east because of the shape of Las Vegas valley. All the air comes from west/south most of the time, since Las Vegas valley is the “dip” shape, all the air heat up in the bottom of the time and it’ll arrive in east side heated up much more. (Almost) Always cooler in west side.

The more the rates are steady longer the more the house price will be explode again once it drops just tiny bit. And in that case, buyers, you’ll be too late to buy properties. All the properties that’s been sold in Las Vegas increased the last 3 years, for 30% average. (Means, if you bought a house 3 years ago for $500k, the house is now worth for $650k.
Do you think increasing the rates from 2.5% to 7% decrease the house price for 30%??? The answer is NO. A big NO. House price dropped just tiny bit(especially in Las Vegas, because there are many buyers from the rich States), so if you wanna buy a property, this is the chance…!! When every and all of buyers ready to buy a property, that’s TOO late, and the house price going UP. Market is always supply and demand!! (It’s 101!)
Purchasing house price would NEVER change since you purchased the property, but interest rate CAN be changed by refinancing.

If you buy house at lower price now, and 7.25%, if the rates coming down, simply do refinancing. Once the interest rates going up again, you grabbed the lower rate, you are the winner.

If you buy later when the rates coming down more, the house price shooting up sky rocket 🚀 high again, it is because the sellers’ feelings now.

Sellers: “I could sell my house 1M two years ago!!! I’m NOT reducing the price!!!” So house doesn’t get sold. So … “ok, I am bringing down just little bit…!! But UGH!!”, they are very very frustrated now. So once the rates coming down more, the sellers will be….

That’s called human phycology.

Also for sellers, there are very limited inventories now. Again, it’s supply and demand!! You may sell at great price if you sell NOW!!
