This weekend I stayed busy trying to fix my little old Mercedes that is falling apart, I do my own wrenching so that I know it's done right, I save money and I know the condition of the car and it's a good workout lol.
Mixed message here shifting to real estate and saving money, interest rates are about to drop but so has interest in taking out loans maybe because people are waiting for this drop in interest. If you've been considering buying a home let me know the timing might start to work out, lower interest rates and more homes on the market.
If you've been thinking about cashing out on your Equity or moving up to a more efficient home and you want to sell your current home let me know some markets have already seen decreases such as Florida and Texas. Big hedge funds have started losing money on speculative purchases and this can only drive the market down.
Okay back to the video that I posted with this message a couple of attached pictures, but basically I was really in all of Amazon's ability to deliver a 21 mm wrench overnight for less than Home charges. Very specific wrench I needed to do the alignment on my car as well as many to remove many of the suspension parts I changed this weekend. This is outweighed by the disappointment in the quality of the products sold on Amazon, I completely Twisted off a setting post and bent the middle of a ball joint separator, it ended up dropping on my head because it doesn't have a safety chain and I was bleeding hours later as I crawled under the car. The old saying is true, you get what you pay for and did I pay for it LOL in the end I got the car driving straighter than it has in a very long time, doing a simple shade tree mechanical alignment.
By the way in the last video I talked about a vibration that was mostly me being brain dead and not twerking the lug nuts down, it was a long day I didn't eat I didn't even p*e and this is the next morning so I forgot to tighten the lug nuts the day before. It might still be a vibration which I think is a wheel balancing issue.

The market is starting to take a turn based on the economics of higher interest rates. Long term no one knows what to expect, other than the fed announcing "potentially" 2 additional adjustments to interest rates. Based on the slowing economy, which shrunk 1.9% since January, increases to interest rates, would likely only slow the economy more.
In the local market (Las Vegas) demand is still high for the 2 months worth of inventory, of which 40% or so are vacant. Record median prices have been set for months on end, but in this neutral market, we might start to see sellers concessions sweeten the deal.

The funny thing about being a market leader, is the need for a thick skin. Last year I created a 360' view of a Million Dollar listing of mine, however it seems like even after trying to explain that the view can be changed. I still had people confused as to how to use this.

Interest rates continue to climb, as the Fed increases their rate. In our weekly meeting today one of our lenders mentioned a 7.65% rate for a 2nd property (slightly higher rates than primary). It was also stated that more loans were being processed, which is possibly a sign that larger investors are also cooling off on the buyers side.

We are about to hear the 2nd shoe fall, interest rates are starting to go up, following a rate hike of just .35%. It's expected in 2022 that we may see up to 6 rate adjustments. Current rates will be 4-5% depending on your credit. This means the same home will be hundreds of dollars more a month than it was last month.
