Market Updates for October 2022!

In the month of October, there were 2,359 transactions closed, which represented a 13.75% decrease from the month of September.

The median sales price of a Las Vegas single family residence (SFR) saw a 1% decrease from September and now sits at $440,000.

3,787 new listings came to the market in the month of October, almost a 15% decrease in inventory added from the previous month. The current available inventory across the valley is approx 10,043 SFR, Townhouse and Condos. We continue to see inventory stabilizing for over 4 months now.

Buyers entering the market are seeing more inventory, which means more choice and not settling like most consumers had to in 2020 & 2021. Negotiations are proving to provide the needed resources to offset current interest rates with seller paid closing costs and rate buydowns.

Sellers are no longer just listing their home with the first agent they meet. They are seeking professional skills and a strong marketing plan to strategically place their home in the market.

When listed properly, homes are moving in a timely manner for a strong sales price.
