After looking at a few homes that were on the market last summer. The choice was made to go with the new construction route. Luckily we were able to snag one of the last lots in the community.

We locked into the contract early in August and secured a great price before the housing market kept its run on price increases. The price of this particular layout has been increasing month over month. Currently, other communities have this base model priced at $50k+ of what we had under contract. In addition to the price point, we were still able to take advantage of the incentives the builder still offered at the time.

Congratulations to Edna and Ricky on their Brand New Home!

It was a pretty straight forward search with these two. Their KB Home selection was their number one choice and it was confirmed after looking at other new construction options.

We locked into the contract early in the year and secured a great price before the housing market started to take off in the spring. The price of this particular layout has been increasing month over month and by the time of its completion, the base price has risen over $40,000!

Median Home Price maintains its value
Median List Price increased 1.4%
Inventory Available increased 8.3%

After just 4 days on the market, we ended up receiving a total of 34 offers on the property. We accepted an offer the night we were to discuss all the offers. Unfortunately the first offer we had accepted ended up backing out for personal reasons.
 
We ended up going with our backup offer and have just closed escrow 4 weeks after escrow was opened!

We were able to receive our asking price plus some! The house appraised well and there was an appraisal contingency added to increase the offer amount, not to exceed the offer price.

Overall the process was smooth and the seller will be able to have peace of mind about being done with their old home.

Congratulations to Kahi and Ave on their new home!

They will be making their move from Hawaii to Las Vegas.

We've been trying to get into this particular neighborhood since late November/ early December. Here comes March and we find out that we will be able to move forward with their lot and construction.

Fast forward to now, house is completed. Now you have a place to call home rather than just visit Vegas.

Notes:

Spring and summer are our typical peak or busy season for real estate. As we move into the summer we see that home prices are still rising. The demand for buying homes is still there whether it be traditional resale or especially new construction. 

Buying new construction has been difficult for those looking around. Many builders have waitlists that may be 100s of people long (unofficially). In addition, others have a lottery system where you just have to be lucky to get called and then move in on your opportunity.

We've started this journey almost a year ago and was almost locked into buying a traditional resale home. Things didn't go to plan and we excerised our Due Diligence and were able to back out.

Getting into this home was a bit of a wait. The community itself was selling fairly quick and lots weren't being made available. Luckily there was a spec home that was started that had some features they were eyeing and on a corner.

Some notes as of recent:

The question of if the market going to crash is another big one being asked more often. I believe no. As of now inventory is scarce while back in the Great Recession the inventory was overwhelming. The supply and demand now is sitting high. I do however expect a correct. Although, I can't say for certain how much or if it would be drastic.

As we continue with this competitive seller's market we see home prices still on the incline. Appropriately priced homes are still moving quickly with multiple offers. Many new construction communities are having an interest list/ wait list and may as well have a lottery for customers to pick out new lots. With interest rates still at historically low levels, I believe many buyers are trying to take advantage and contributing to this booming market.
