Las Vegas home listings inventory on July 2022 is at 7281, for 21.8% increase since June. Home sales for July should be 2000-2100 range. The months of listings inventory from January to April were at or below one month, but stood at 2.2 months in June and should be at about 3.5 months by August. Actual price drops will come at 4 months or higher and we may get there by September 2022.
While Las Vegas homes and condos pricing is a function of supply and demand which is called months of listings inventory, it is susceptible to other factors like inflation, mortgage rate and psychological environment. I am doing research about high-rise towers in Las Vegas and sometimes come across a real gem. Here is one, a studio at the Veer Towers in CityCenter with 0 bathrooms (awfully inconvenient) which was built three years after the tower was finished.

I am all for Tenant Rights but it is the right time to end the eviction moratorium. Tenants should have saved 17-18 months' worth of rent and have enough money to move and pay for their rent now. Many of my investors are small investors and some have been their mortgage. The eviction moratorium has kicked the tar out of them. One has missed $34,000 in rent on one house so far and his business has suffered as well.
