Property types of focus are single family homes, condominiums (low, mid, high rise), town homes, patio homes, multi-family properties (duplex, triplex, four-plex), vacant land, and condo-tel hybrid properties.
• Buyer Representation; Owner Occupants: We provide professional brokerage services for homebuyers of residential real estate. Our thorough knowledge of the Las Vegas Valley’s communities, amenities, and lifestyle offerings is an asset to our homebuyer clients. We monitor the market daily for trends, opportunities, and to understand the constant evolution of our market.
• Buyer Representation; Investors / Developers: We provide professional brokerage services for real estate investors and developers. Our proficiency in analyzing investment opportunities is an asset to our investor clients. Property types of focus are income producing rental units, trustee sales, buy/fix/flip, and vacant land acquisition.
• Short Sale: We provide professional and skilled consultation on and facilitation of short sale transactions for our seller clients. We are intimately involved with our clients, and are committed to bring understanding to this complicated process and all the options /outcomes possible. We manage and navigate the short sale process in-house from beginning to end, which includes representation with the bank(s), assisting with documentation, guidance on deficient balances and future exposure, and protection against fraudulent practices.
• Bank Owned Properties (REO): We provide professional brokerage services for buyers of bank owned properties, also known as real estate owned (REO). These are properties which have gone through the foreclosure process and have been repossessed by the lien holder / bank. We have deep knowledge of how bank asset managers operate and what their goals are for their REOs, so our client’s offer is accepted and we realize a successful transaction. Paul Benedict has worked in residential real estate since 2003. He’s been associated with Keller Williams Realty since 2006, and earned his Broker license in 2009. He was born in Phoenix and has lived in Las Vegas since 1991. Ninety percent of Paul’s clientele comes from personal referrals from his family, friends, and business associates. His people-first business model ensures the best experience possible for every client, every time. Paul loves to practice hatha yoga, play the guitar, write and record original music, hike, road trip, contemplate life and the universe, and watch the Science Channel and Blu-ray movies on his home theater. Paul also enjoys exotic food, nature, and self-development. He recently co-wrote a book on spiritual growth. Christopher Fobes, Broker/Salesperson
Christopher is the Buyer Specialist on the Living Real Estate Team at Keller Williams Realty Las Vegas. He has worked in real estate and related fields since 1998. Christopher was a licensed Broker Salesperson in the Berkeley/Oakland area of Northern California before moving to Las Vegas in 2007. Since relocating to Las Vegas, Christopher has worked in a variety of real estate related areas including back-office administration of a real estate investment portfolio, office management and investor relations for a property management company and managing a home owners association. After a few years away from residential real estate sales, he decided to put all this new knowledge and experience back into use serving clients. As the Buyer Specialist, Christopher’s focus is to use his years of experience to anticipate any issues for smooth transactions and provide the best possible experience for his buyer clients. Christopher grew up in the Inland Empire of Southern California then left for Northern California to attend UC Berkeley before relocating to the Las Vegas area in 2007. In his off time he enjoys spending time with friends, dining out, enjoying a few rounds of golf from time to time, working on his health and fitness, competing in local pub quizzes, traveling and most of all spending time running around with buddy and best dog ever, Beauregard. Lisa Costello, Administrative Manager
Lisa Costello is the Administrative Assistant on the Living Real Estate Team at Keller Williams Realty Las Vegas. She’s from Philadelphia, PA and moved out to Las Vegas in 2009. Lisa focuses on supporting Paul and Christopher with all of the back-end office management and coordination required to make the home buying and selling process as smooth and easy as possible. Outside of real estate, Lisa enjoys playing poker, cooking, hiking, and spending time with close friends. She also likes to travel whenever possible, especially internationally.
