We might also suggest some light painting/renovating to help support the price of your home.

The next step in our process is to launch our marketing plan and invite agents and their clients to tour the property. Showings are intrusive but necessary. We know it’s a pain keeping your house show-ready at all times and finding ways to occupy yourself while prospective buyers tour your home. Sometimes homes sell quickly; other times, it can take 20+ showings!

Showings produce offers. Receiving the first one is exciting, but it also marks a pivotal moment in your journey. Whether it’s a single offer or multiple offers, we review the implications of each and strategize our counteroffers. Sometimes the buyer just won’t meet your price, so we ramp up our marketing, fuel more interest, and generate more showings.

Then, as it always does when you're patient and follow the strategy, the right offer appears and the process moves forward toward your desired goal. Yet, there’s still due diligence: a laundry list of inspections, HOA rules and bylaws, disclosures, and more. This is the buyer’s chance to renegotiate, request repairs or a credit, or even cancel the deal.
