When deciding on your next home, there are a couple of options - New or Resale.
The benefits of buying New are:
-Designing your home. You get to pick the floorplan, finishes and upgrades that your home will have at move-in.
-Energy Efficiency. Technology is only getting better, and making new buildings more efficient.
-Everything is New! With a new home, the structure is new, mechanical systems are new and appliances are new. This means that things are less likely to break (although there’s still a chance) in the first few years. This could mean a substantial savings in ownership cost for the first few years.
-Timeframe. Sometimes you are not ready to move, but you have the money and the qualifications to buy. New homes are a great way to take advantage of being ready to buy, without the pressure of moving immediately.
-EQUITY. When you buy new, you lock in the price when you pick the house. 5-15 months later at closing, the price is still the same.
However, property values have probably increased quite a bit since you picked out your house. So you have “instant equity” the day you close on your house, because you paid less than the current market value on the day of closing.
The benefits of buying Resale are:
-Upgraded homes. Many resale homes have extensive renovations and upgrades, that you don’t have to install or pay for!
-Home Inspections. When purchasing a resale home, you will get a home inspection. This will give a pretty good idea of what you are getting into with the house (and allow you to back out if needed). This will make budgeting for future repairs more effective.
-Established Neighborhood. With a new home, you’re not quite sure how the neighborhood is going to turn out. With established homes, you can see exactly how your neighbors are treating their homes, cars, etc. It makes selecting a neighborhood where you will feel the most “at home” much easier.
-Timeframe. Most of the time, when you need to move, you need to move NOW. Resale homes are often vacant or ready for move-in at the end of a normal 30-day escrow. You don’t have to wait for months for your home to be completed.
-Less Expensive. Resale homes are typically less expensive than new homes! With new homes, you have to pay for the house, PLUS lot premiums, PLUS upgrades, PLUS more closing costs – it can get pricey! With existing homes, you know what you are paying up front and what you are getting for your money.
-Lot Size. I have a ton of clients looking for larger than normal lot sizes. This is the number one reason why most people do not buy new homes. New homes typically (not always) have smaller than existing home lot sizes.
